<br /> Lienor when due, the Government at its option may make such payments and thereafter deduct
<br /> the amounts thereoP from any subsequent amounts due sueh Lienor under the terma hereof.
<br /> 7. During the term of thia lease the Government shall pay the amounts of principal or
<br /> interest which may become due 8uring the perlod covered by the term of this lease on any
<br /> mortgage, deed of trust, lien, or encumbrance, but only in the amount and according to the
<br /> schedule follo�ring:
<br /> (1) Mortgages, liens and eneumbrances other than taxes and assessments: �aive name
<br /> and address of mor�gages. )
<br /> None.
<br /> When any obligatior� sehed�aled in paragraph 'j oP this lease, which is payable in subatan-
<br /> tially equal inatallments, is paid in Pull during the term o� this lease, and upon the
<br /> furnishing af evidence satisfactory to the Government of the discharge of record thereof,
<br /> the Government shall pay as additional annual rent to the Leasor, ePfective as oP the
<br /> next �ueceeding date for payment of any installment of rent here�nder, an a.mount equal
<br /> to one year�s principal and interest amortiZation payment or payments on any such obliga-
<br /> tion, payable in quaxterly installments in the same manner as the rent speciPied in para-
<br /> graph 3 hereof. When any sin�le payment mortgage obligation on which interest only ia
<br /> acheduled in paragraph 7 of this lease is paid in Pull during the term of this lease, and
<br /> upon the furnishing o� evidence satisfactory to the C�overnment of t e discharge of record
<br /> thereof, the Government sh�ll �ay as additional annual rent to the �ssor, ePfective as
<br /> of the next succeeding date for payment oP any installment of rent hereunder, an amount
<br /> equal to the annual amount reserved by the Government to pay such interest on such obli-
<br /> gatlon, and such additional annual rent shall be payable in quarterly installments in the
<br /> same manner as the rent specif ied in paragraph 3 hereof. The Lessor covenants and agrees
<br /> not to permit, place, or cause to be placed any mortgage, deed of truet, lien or encum-
<br /> brance of any kin�l on the Premises aPter the execution of this l.ease without the prior
<br /> consent of the aovernment.
<br /> �. The Government doea not undertake to furnlsh any insurance of any nature whataoever
<br /> on the Premisea for the benefit oP the Lessor or to pay any premiums therefor. �f, however,
<br /> the �ossesston and uae of the Premises by the Government 1s �eopardized by the Pailure of
<br /> the essor to �roteet the Premiaes by adequate insurance, or to protect the interests of ,
<br /> any party having a mort�age or other lien upon or interest in the Premises, the G►overnment
<br /> may furnish or pay for such insurance as it may determine to be necessary, in whieh event
<br /> the premium or premiums paid by the Government sh�ll be deducted f�a�n the stipulated net
<br /> rental payable hereunder to the Lessor. Zn the event ot loss, the aovernment ahall have
<br /> the right, at its option, to apply any insurance proceeds available to th e Lessor or to the
<br /> Government for the purpose oP rebuilding, restoring, or repairing the Premises.
<br /> 9� The aovernment, during the term of this lease, shall take good care of the �'remises,
<br /> and may make any and all repairs, both interior and exterior, necessary to keep the Premisea
<br /> in good order, condition, and repair, without the consent or apnroval of the Leseor. tJpon
<br /> the surrender oP the premises by the Government, it ahall redecorate and�or repaint the
<br /> vacant �ortion of the interior thereof.
<br /> 10. Whenever the whole oP said premises or any esssntial part thereoP shall be des-
<br /> �royed by any Cause whatsoever, the� Qovernment has the right and privilege to rebuild,
<br /> reatore, or repair said Premises or elee� to terminate the lease. In the event of election
<br /> to terminate tnis lease, the Government shall give notice in writing of intention to term-
<br /> inate to the Lessor within sixty �60) days after such destruction, in whole or in any easen-
<br /> tial part, and the installment of rent payable for the period during which the termination
<br /> oecurs ahall be prorated.
<br /> 11. The t�overnment may t�rminate thia lease at any time during the term thereof by
<br /> giving to the Leasor thirty 30) days� written notice of such intention to terminate. In
<br /> the event of such termination, the installment of rent payable for the period during which
<br /> the termination occurs shall be prorated.
<br /> 12. �he aovernment ma� aesign or sublet all or any part of the Premises to tenants,
<br /> occupants, or other persons whom it may select, and such assi�nees or sublessees shall
<br /> have such of the rights granted to the Government under thia lease as the Government may
<br /> grant to such assignees or sublessees.
<br /> 13. '�he Leasor may put up "For Rent" signa flPteen �15) days prior to the termination
<br /> by the aovernment of its tenancy.
<br /> 1�+. The Leesor with the intention that the Government shall rely thereon and Por the
<br /> purpose of inducing the Qovernment to enter into this lease representa, states, covenants,
<br /> and �aarrants that he � she) �it) (they) hasfklave a ri�ht to enter into thia lease and has/have
<br /> a good and marketable title to the Premises as follows: �

<br /> the Lessor at �24 North Oak Street, Grand sland, Nebraskaf ,or to the C�overnment with
<br /> prep�.id posta�e addressed to THE UNITED STATES OF AMERICA - NATIONAL HOUSING AGENCY at
<br /> �H.O.�. C. W.O.V1. Building, Omaha, Nebraska. sub�ect to the right of either the Lessor or
<br /> the aovernment to designate by notice in writing a new address to which said notices .:must
<br /> be sent.
<br /> 16. The Lessor expreasly covenants an$ agr�ea to deliver poasession oP the Premises to
<br /> the aovernment free of occupancy by any tenant or any other person on or before the first
<br /> day of the term oP this le�se.
<br /> 17. This lease shall be binding upon the Lessor, his (her) �its) �their) heirs, execu-
<br /> tors, administrators, grantees, successors, and assigns.
<br /> � l�. No Member of or Delegate to the Congress or Resident Commissioner shall be ad-
<br /> mitted to any share or part oP this contract or agreement, or to any benefit to arise
<br /> thereupon.
