<br /> 6. The f3overnmenti agrees during the term oP this lease to pay each year all ta�ces and
<br /> water rates, a11 asasssments, �special or improvement) , and mz�niQipal or governmental r atee,
<br /> whlch are levied and i.mpoaed upon said Premises, or any part thereof, and become due and
<br /> payable during the period covered by the term of this lease: Provided, however, That the
<br /> Government shall be required to pay only sueh aesessments, or inetallmenta oP aesesamsnts
<br /> (apeclal or improvement), which are levied and impoaeQ upon said Premises, or any part
<br /> thereoP, a.nd which if unpaid will become past due and/or delinquent during the period
<br /> covered by the term oP this lease, it not being intended that the C�overnment shall pay anp
<br /> asaessment wh3eh may be payable in installments, or bther�+rrise, or installments oP assess-
<br /> menta whieh do not mature during the term oP this lease. In any case where the Lessor is
<br /> obligated under the terms of any mortgage or lien instrument to make perlodic payments
<br /> to a Special Deposits Aceount maintained by the Lienor for the payment of taxes, insurance,
<br /> et cetera, the Qovernment shall make such payments for the aecount of the Lessor as out-
<br /> lined in paragraph 7'ha�eof; but if such t�xes or other items are not paid by such Lienor
<br /> when due, the Government at its option may make such payments and thereafter deduct the
<br /> amounts thereof from any subsequent amounts due sueh Lienor under the terma hereoP.
<br /> 7. During the term of this lease the C�overnment shall pay the amounts of principal or
<br /> interest whieh may become due during the period cpvered by the term of this lease on any
<br /> mortga�e, deed of trust, lien, or encumbranee, bttt only in the amount and according to the
<br /> achedule follow9.n�:
<br /> (1,) Mortgages, 11ens and encumbrances other than taxes and assessments: �aive name and
<br /> address of mortgagee. �

<br /> �then any obligation acheduled 1n paxagraph 7 of this lease, which is payable in sub$tan-
<br /> tia3.ly equal ir�stallments, is paid in full during the term oP this lease, a nd upon the
<br /> Purnishing oP evidence satisfactory to the C+overnment of the diecharge of record thereo�',
<br /> the Qovernment shall pa3� as additional annual rent to the Lessor, effeetive as oP the next
<br /> succeeding date for payment of any installment of rent hereunder, an amount equal to one
<br /> year�s prineipal and interest amortization payment or payments on any auch obligatlon,
<br /> payable in quarterly installmenta in the same manner as the r�r�t speeified in paragraph
<br /> 3 hereof. When any single payment mortgage obligation on which interest only is �hh�d�iled
<br /> in para�raph 7 of thia lease is paid in t'ull during the term of this lease, and upon the
<br /> Purniahing of eeidence satisfactory to the C�vernment of the disaharge of reaord thereof,

<br /> annual a,mount reserved by the C#overnment to pay sueh interest on such obligation, and sueh
<br /> additional annual rent ahall be payable in quarterly inatallmente in thesame manner as
<br /> the rent specified in paragraph 3 hereof: The Leasor covenants and agrees not to. perm3t,
<br /> place, or cause to be placed. any mortgage, deed oP trust, lien or encumbrance of any kind
<br /> on the Premises aPter the execution of this lease without the prior oonsent of the �vern-
<br /> ment.
<br /> �. The C�overnment does not undertake to furnish any insurance oP any nature whatsoever
<br /> on the Premises for the benefit oP the Lessor or to pay any premiume therefor. I�, how-
<br /> ever, the possession and use oP the Premiees by the «overnment is �eop�rdized by the fail-
<br /> ure of the Lessor to protect the Premises by adequate insurance, or to protect the interests
<br /> of any party having a mortga�e or other lien upon or intere�t in the Premisea, the aovern-
<br /> ment may furnish or pay for such insurance as it may determine to be nece�sary, in which
<br /> event the premium or premiums paid by the Government shall be deducted Prom the stipulated
<br /> net rental paqable hereunder to the Lesaor. In the event of loss, the C�overnment aha1Z
<br /> have the right, at its optlon, to apply any insurance proceeds available to the �+essor or
<br /> to the Government Por the purpose oY rebuilding, restoring, or repairing the Premiee$.
<br /> 9, The t�vernment, durin� the term oP this lease, shall take good care of the Premises,
<br /> and may make any and all repairs, both interior .and e�tterior, ne�essary to keep the Premisee
<br /> in good order, eonditian, and repair, without �he consent or approval of the Lessor. Upon
<br /> the surrender of the Premises by the aovernment, it ahall redecorate and /or repaint the
<br /> vacant portion of the interior thereoP.
<br /> 10. Whenever the whole of said premises or any esaential part thereof shall be destroyed
<br /> by anq cause whatsoever, the aovernment has the right and prlvilege to rebuild, restore, o�
<br /> repair sald F�remisea or elect to terminate the lease. In the event of elec'Cion to terminate
<br /> this lease, the aovernment sha21 give notice in writin� oP intention to terminate to the
<br /> Lessor within sixty t60) days after such des'�ruction, 1n whole or in any essential part, and
<br /> the installment of rent payable Por the period durin� which the termination occurs shall be
<br /> prorated.
<br /> 11. The Q�overnment may terminate this lease at any time durin� the term thereof by
<br /> giving to the Lessor thirty �30) day� s s�ritten notice of such intention to terminate. In
<br /> the event of such termination, the installment of rent payable for the period durin� which
<br /> the termination oecurs shall be prorated.
<br /> 12. The Government may assign or sublet all or any part of the Premises to tenants,
<br /> oacupants, or dsther persons whom it may select, and such asaignees or sublesseea shall have
<br /> such of the ri ts granted to the aovernment under this lease as the (�vernment may ant

<br /> to such assignees � or subleasees.
<br /> 13. The Lessor may put up "�'or Rent� sign5� fifteen �15) day� prior to the termination
<br /> by the Government of its tenanoy.
<br /> 14. The Leasor with the lntentlon that the Q�overnment shall rely thereon and for the
