<br /> 2.To have and to hold the Premises Por a term oP seven (7) years,beginning on July 1,19�F3,

<br /> 3. The Government 8ha11 pay the Lessor annual rent, Bent to the address provided for in
<br /> aragraph 15 ot' this leaee,of $36o.00,payable in advance in quarterly installmentg oP
<br /> �90.00 on the let day of July,October,January,and April;provided,however,that �he �'iret
<br /> quarterly installment o� rent under this lease may be p�id not later than 30 days after poss-
<br /> ession ot �he lessed premises has been delivered to the Government.
<br /> �. The Government,during the term of thig lease,may bulld,rebuild,remodel,recondition, re-
<br /> habilitate,convert, change,and alter the Premiaes,and inatall and malntain additions and stru�
<br /> eturee thereto,including in�ernal and external changes,and may ehange the num�aer oP living
<br /> units in the Premises and attach �ixtures thereto,and make any and all improvements thereto,
<br /> ir�aluding utllities and roads,at the expenae of '�he Government: Provided,however,That these
<br /> rights may be exercised in accordance with plane and apeci�ications aubmitted to and
<br /> approved in writing by the Lessor. The Government may make euch reasonable variations from,
<br /> and modiPications in, such plans and apeci�icatione ori�inally approved by the Lessor as

<br /> A11 such building,rebuilding,remodeling,reeondi'Gioning,rehabllitating,converting,ehanging,
<br /> �d �3,te�ring of the P�emiaes,and all addltions, structures,ar�d fixturea added to the Premises
<br /> by ths Government,including utilities and roads,which are remaining thereon at the terml.nation
<br /> o�' thls leaee,however accompliahed,or when the Government begind reconversion of the
<br /> �'remises, shall then become the property oY the Lessor;and the Gc�vernment shall be under no
<br /> obligation to restore or reconvert 'the Premises to their condition at the time oP the
<br /> eaeeution oP �hie lease; Prov3.ded,however,That in the event the Government determines to
<br /> terminate this lease,except where such termination is in purauance oP an election made by
<br /> the Government under the provisiona of paragraph 10 hereof,and the conversion oP the Prem-
<br /> ises has been actually commenced but has not been completed,the Government at its sole
<br /> �p�ion,before such termination becomea eff ective, shall ei�her complete the Qonveralon or
<br /> " �estore or reconvert said Premises to their condltlon at the time oY the execution oY thie
<br /> lease;and Provided Purther,That in the event thia lease has been terminated, except where
<br /> suah termination 1s e�Yected under the provisions oY paragraph 10 hereoY, the Gocernment
<br /> shall restore or reconvert said Premises whenever the changes and alterations therein
<br /> have been oP a temporary nature and have been designated as such in the plans and speciPi-
<br /> catione approved by tha Lesaor. The Government agrees to hold the Lessor harmless oP and
