<br /> The aovernment may, but ehall not be required to, pay on behalf of the Lessor any other taxes,
<br /> assessments, municipa,l and governmsntal rates, ancl water rates, principal and interest on
<br /> li�ns, and other encumbrances on the Premises, not listed in this paragraph, due and unpaid
<br /> at the time of the beginning of the term of this lease in which event the aovernment_ will
<br /> deduct the amount of such payment or payments from any rent or renta due or which become due
<br /> to the Lessor.
<br /> 6. The C�overnment agrees during the term oP this lease to pay each year all taxea and
<br /> water rates, all asaessments �special or improvement) , and municipal or governmental r ates,
<br /> which are levied and imposed upon said Premises, or any part thereof, and become due and
<br /> payable during the period covered by the term of this leaee:. Provided, however, That the
<br /> aovernment shall be required to pay only such assessments, or installments of assessments
<br /> (apecial or improvement), whlch are levied and imposed upon said Premises, or any part
<br /> thereof, ancl which if unpaid will become past due and�or delinquent durin� the period
<br /> covered by the term of this lease, it not being lntended that the aovernment ahall pay any
<br /> assessment which ma.y be payable in in�tallments or otherwise, or installments of assessments
<br /> which do not mature during the term of this lease. In any case where the Lessor is �obligated
<br /> under the terms of any mortgage or lien instrument to make periodic paymente to a 8pecial
<br /> Deposits Account maintained by the Lienor for the payment of taxes, insurance, et cetera,
<br /> the Government shall make such payments for the account oP' the Lessor as outlined in aragraph
<br /> '� hereof; but iP such taxe� or other items are not paid by such Lienor when due, the �vern-
<br /> ment at its option m�.y make such payments and thereafter deduct the amounts thereof from any
<br /> subaequent amounts due such Lienor under the terms hereoP.
<br /> 7, During the term oP this lease the t�overnment shall pay the amounts of principal or
<br /> lnterest which may become due during the period covered by the term of this lease on any
<br /> mortgage, deed of trust, lien, or encumbrance, but only in the amount and according to the
<br /> schedule Yollowing:
<br /> (1) First mortgage� �a3.ve name and address of mortgagee.)
<br /> (2) Second mortgage: (aive nr�me and address of mortgagee. )
<br /> (3) Liens and encumbrances other than taxes and assessmenta: �Give names and addresses
<br /> of lienors. )
<br /> When any obligation scheduled in paragraph 7 oP this lPase, which is payable in subatantially
<br /> equal in�tallments, is pald in full during the term of �his lease, and upon the furnishing
<br /> of evidence satisPactory to the 4overnment of the discharge o� record thereof, the Qovernment .
<br /> shall nay as additlonal annual rent to the Lessor, effective as of the next succeeding date
<br /> for payment of any installment of rent hereunder an amount equal to one year' s principal
<br /> and intereat amortization payment or payments on any such obligation, payable in quarterly
<br />! installment.:� in the same manner as the rent specified in paragraph 3 hereof. When any single
<br /> payment mortgage obllgation on which interest only ia scheduled in paragrapl� 7 of this lease
<br /> is paid in full durin� tY�e term of this lease, and upon the furnishing of evidence satisfa.c-
<br /> tory to the aovernment of the discharge oP record thereof, the Government shall pay as addi-

<br /> The Les:�or covenants and agrees not to permit, place, or cause to be placed any mortgage,
<br /> deed of trust, lien or encumbrance of any kind on the Pre�ises after the execution of this
<br /> lease without the prlor consent of the Government.
<br /> g, The Qovernment does not undertake to furnish any insurance of any nature whatsoever
<br /> on the Premises Por the benef3t of the Lessor or to pay any premiums therefor. If, however,
<br /> the ossession and use of the Premises by the aovernment is ,�eopardized by the failure of
<br /> the �essor to nrotect the Premises by adequate insurance, or to protect the interests of
<br /> any party having a mortgage or other lien upon or interest in the Premisea, inhwhicheeventt
<br /> �nay furnish or pay for such in�urance as it may determine to be neceasary,
<br /> the premium or premiums paid by the Government shall be deducted Yrom the stipulated net
<br /> rental payable hereunder to the Lessor. In the event of loss, the Government shall have
