When any <br /> gingle payment mort�age obligation on whieh intereat only is scheduYed in para�rauh 7 oP <br /> this lease is paid in full durin� the term of this lease, and upon the furnishing of evidence <br /> satisfactory to the aovernment of the discharge of record thereoP, the aovernment shall pay <br /> as additional annual rent to the Lessor, et'fective as of the n�xt suecee3ing da.te for pay- <br />' ment of any installment �f rent hereunder, an amount eQual to the annual amount reserved by <br /> the Government to pa.y such interest on such obligation, and auch additional annual rent shall <br /> be payable in quaxterly installments in the a�zme manner ae the rent apecified in paragraph 3 <br /> hereof. The Leasor covenants and a�reea not to permit, place, or cause to be placed any ' <br /> mortgage, deed of trust, lien or encumbrance of any kind on the Premises after the eaecution <br /> of thia lease without the prior conaent of the aovernment. <br /> �. The Gavernment does not undertake to furnish any inaurance of any nature whataoever ' <br /> on the Premises for the benefit of the Lessor or to pay any premiuma therePor. tf, hov�ever, �I, <br /> �he possession and use of the Premisea by the aovernment is �eopardized by the P�ilure of the I <br /> �e�sor to proteet the Premises by adequate insurance, or ttr :protect the interests of any party <br /> having a �ort�age or other lien upon or interest in the Premises, the aovernment may turnish ' <br /> or pay for such insura.nce as it may determine to be necessary, in which event the premium or <br /> premiums paid by the aovernment sha11 be deduated from the stipulated net rental payable , <br /> hereunder to the �essor� In the event of loss, the (�onernment shall have the right, at its , <br /> optian, to apply any insurance proceede available to the Lessor or to the aovernment for the <br /> purpose of rebuilding, restoring or repaSring the 1'remises. � <br /> 9. The Government, during the term of this lease, shall take good care oY the Premises, <br /> and may make any ancl all repairs, �oth interior and exterior, necessary to keep the Premises <br /> in good order, condition, and repair, without consent or approval oY the Lesaor. Upon the <br /> sursender oP the Premiasa by the Government, it ahall redecorate and/or repaint the vacant <br /> portion oP the interior thereof. <br /> 10. Whenever the whole oP said premisee or any essential part thereoP shall be destroyed <br /> by any cause wha.tsoever, the Government has the right and privilege to rebuild, restore, or <br /> - repair said Premises or elect to terminate the lease. In the event of election to terminate <br /> this lease, the Qovernment shall give notice in writing of intention to terminate to the <br /> Leasor within sixty �60) days after such deatruction, in whole or in any essential part, and <br /> the installment o� rent pay�ble Por the period during which the termination occurs shall be <br /> prorated. - <br /> 11. �he Government may. t�rminate this lease at any time during the term thereoP by <br /> giving to the Lessor thirty 30) days � written notice of such intention to terminate. In <br /> the event oP such terminatlon, the inatallment oP rent payable for the period during whieh <br /> the termination occurs ahall be prorated. <br /> . 12. The G�overn ment may assign or sublet all or any part of the premises to tenants, <br /> occupants, or other persons whom it may select, and such assignee or sublesaeea shall ha.ve <br /> such of the rights granted to the aovernment under this lease as the aovernment may grant <br /> to such assignees or sublesaees. <br /> 13. The Lessor may put up "For Rent° signe fifteen �15) days prior to the termination <br /> by the Gonernment oP its tenancy. <br /> 1�+.
