<br /> The Qovernment m�,y, but ahall not be required to, pay on behalf of the Leasor anq other
<br /> taxes, assesamenta, municipal and governmental ratea, water ratea, prineipal and intereat
<br /> on liens, and other encumbrances on the premises not listed in this paragraph, due and un-
<br /> paid at the time of the beginning of the term of thi� leaae, together with any interest and

<br /> 6. The C4overnment agrees durin� the term of this lease to pay each year all taxes and
<br /> water rates, all assessments (special or improvement), and minlcipal or governmental rates,
<br /> which are levied and imposed upon said Premises, or any part thereo�, and become due and
<br /> payable during the �eriod covered by the term of this lease: Provided, however, That the
<br /> Government shall be required to pay only such assessments, or installments of assessments
<br /> (special or improvement}-, whieh are levied and impose upon said Premises, or any part
<br /> thereof, and which if unpaid will become past due and�ar 8elinquent during the period
<br /> colered bq the term of thie lease, it not being intended that the t�overnment ahall pay
<br /> any assessment which may be payable in installments or otherwise, or installments oP �sseas-
<br /> ments which do not mature during the tsrm oP this lease. In any case where the �essor is
<br /> obligated under the terrns of ar�y mortgage or lien lnstrument to make peri4dic paqments to
<br /> a 3pecial Deposits Account maintained by the Lienor Por the payment of taxes, insurance,
<br /> et cetera, the (�vernment ahall make such payments Por the aecount of the Leasor as out-
<br /> lined in paragraph 7 hereof; but i� duch taxes or other item$ are not paid by such Lienor
<br /> when due, the Government at its option may make such payments and thereafter deduct the
<br /> amounts thereof Prom any subaequent amounts due such Lienor under the terms hereof.
<br /> 7. During the term of this lease the aovernment shall pay the amo�.znts oP principal or
<br /> interest, which may become due durin� the period covered by the term oi this lease on any
<br /> mortgage, deed of trust, 1ien, or encumbrance, but only in the amount and according to the
<br /> schedule following:

<br /> When any obligation scheduled in pa.ragraph 7 oP this lease, which is payable in aubatan-
<br /> tially equal installments, i� p�id in full during the terra oP this leaee, and upon the
<br /> furnishing oP evidence satisfaetory to the aovernment ot' the diseharge oY record thereof,
<br /> the Qovernment shall pay as additional annual rent to the Lessor, effective as of the next
<br /> sueceeding date for payment of any installment of rent hereunder, an amount equal to one
<br /> year�s principal arid interest amortization payment or payments on any such obligation,
<br /> paya�le in �quarterly installments in the same manner as the rent specifled in paragraph
<br /> 3 hereoP. When any single payment mortgage obligation on whieh interest only is seheduled
<br /> in paragraph 7 of thia lease is paid in Yull during the term oP this lease, and upon the
<br /> Purnishing of evidence satisfactory to the Government of the discharge of record thereof, '� :
<br /> the Government shall pay as additional annual rent to the Lessor, effective aa of the next `
<br /> succeeding date Por payment oP any installment of rent hereunder, an amount equal to the
<br /> annual amount reserved by the aovernment to pay such intereat on such obligation, and auch
<br /> additior�al annual rent sha.11 be payable in quarter�ly installments in the same manner aa the
<br /> rent specified in paragraph 3 hereoP. The Lessor covenants and agrees not to permit, place,
<br /> vr caused to be placed any mortgage, deed of trust, lien or eneumbrance of any kind on the
<br /> Premises after the execution of this lease without the prior consent oP the aovernrAent.
<br /> �. Th,e (�overnment does not undertake to furnish any insurance of any nature whatsaever
<br /> on the Premises for the benefit of the Leseor or to pay any premiuma therefor. ��, hoxever,
<br /> the poasession and use oP the Premises by the C�overnment is �eopardized by the failure of
<br /> the Lessor to protect the Premises by adequate insuranee, or to protect the intereats of
<br /> any party haning a mortgage or other Yien upon or interest in the Premises, the aovernment
<br /> may furni8h or pay for such inauranee as it may determine to be necessary, in whieh event
<br /> the premium or premiume paid by the aovernment sh�ll be dedueted from the stipulated net
<br /> rental payable hereunder to the Lessor, In the event of loss, the Govern�aent shall ha.ve
<br /> the right, at its option, to apply any insurance proceeds available to the Lessor or to the
<br /> Qovernment Por the purpose of rebuilding, restoring, or repairing the Premises.
