The aovernment does not undertake to furnish any insurance oP any nature whatsoever <br /> on the Premiees for the benePit of the Leeaor or to pay any premlums therefor. =f, however, <br /> the possession and use of the Premises by the Qovernment is ,�e�pardized by the Pailure oP <br /> the Lessor to proteot the Premises by adequate insurance, or tc proteet the interests of any <br /> party having a mortga�e or other lien upon or interest in the Premises, the aovernment may <br /> furniah or pay for such insuranee as it may determine to be necessary, in which event the <br /> premium or pre�niums paid by the Government shall be deducted from the stlpulated net rental <br /> payable hereunder to the Lessor. In the event of loss, the QovernFnent ahall have the r.lght, <br /> at its option, to apply any inaurance proceede available to the Lessor or to the aovernment <br /> for the purpose of rebuilding, restoring, or repairing the premisea. <br /> 9. The Qovernment, during the term oP t hie lease, shall take good care oP the premise�, <br /> and me�.y make any and ail repairs, both interior and exterior, neeeesary to keep the Premises <br /> in good order, condition, and repair, without the consent or approval oP the Lessor. In the event of election to terminate <br /> this lease, the aovernment ahall give notlee in writing of intention to terminate to the <br /> Lessor within sixtq �60) days after euch destruotio�; in whole or in any essential part, <br /> and the inatallment of rent payable for the period during which �he termination occurs ehall <br /> be prorated. <br /> 11. The (�overnment may terminate this lease at �any time during the term thereof by <br /> giving to the Lessor thirty �30) days ' written notice of such intention to terminate.
