The Lessor covenants and agrees not to �ermit, place, <br /> or cause to be placed any mor. tgage, deed of trust, lien or encumbrance of any kind on the <br /> Premises after the execution of tllis lease without tize prior consent of the Government. . <br /> g. The Govern ment does not undertake to furnish any insurance of any nature whatsoever <br /> on trle Premises for the benefit of tne Lessor or to pa.y any premiums therePor. If, however, <br /> the possession and use of the Premises by the Government is ,jeopardized by the Pailure oP �__ <br /> the Lessor to protect the Premises by adequate insur�.nce, or to protect the interests of <br /> any party ha.ving a mortgage or other lien upon or interest in the premises, the Government <br /> may furnish or pay for such insurance as it may determine to be. necessary, in which event <br /> the prPmiur-i or premiums �aid by the Government sh�ll be declucted from the stipulated net <br /> rental paya,ble hereunder to the Lessor. In the event of loss, the aovernment ahall have <br /> the ri�ht, at its option, to ���z�ly �ny insurance proceeds available to the Lessor or to <br /> the Uovernment f�r the z�urpose of rebuildin�, restorinb, or repairing the Premises. <br /> 9. The Government, during the term of this lease, sha.11 take good care of the premises, <br /> �.nd may make any and aIl repairs, both interior and exterior, neceasary to keep the Premises <br /> in good order, condition, and repair, without the consent or apnroval of the Lessor. Upon I <br /> the- surrender of the Premises by the Government, it sha:ll redecorate and/or repaint the , <br /> vae�nt nortion of the interior thereof. I <br /> 10. WhenPVer the �ole of said premises or any essential part thereof snall be des- I <br /> troyed by any cause whatsoever, the Government ha.s the r3ght and privilege to rebuild, <br /> restore, or repair said Premises or elect to termin�.te the lease. In the event of election <br /> to terminate this lease, the Government sh�.11 give notice in writing of intentian to term- <br /> inate to the Lessor within sixty (60) days after such destruc'�ion, in whole or in any essen- <br /> tial part, and the installment of rent payable for the period during which the termination <br /> occurs shall be prorated. <br /> 11. The Government may terminate this lease at any time during the term thereof by <br /> giving ta the Lessor thirty �30) days� written notice of such intention to terminate. In <br /> the event of such termination, the installment of rent pay��ble for the period durin� which <br /> the termination occurs shall be prorated. <br /> 12. The Government ma.y assign or sublet all or any p�rt of the Premises to tenants, <br /> occupants, or other persons whom it m�.y select, and such assignees or sublPssees shall <br /> have such of the ri�hts granted to the Government under this lease as the Government may <br /> gr�nt to such assignees or sublesseea. <br /> 13. The Lessor m�y �ut up "For Rent" si�ns fifteen �15) da.ys prior to the termination <br /> � by the Governrnent of its tenancy. <br /> 14. The Lessor with the int�ntion that the Government sh^_11 rely thereon and for the <br /> purpose of inducing the Government to enter into this lease re�resents, atates, covenant�, <br /> and warrants tha.t he � she) �it) (tr�ey) has�have a right to enter into this lease and has/ <br /> have a good and marketable tltle to the Premises as follows: � Fee simple title. <br /> Sub,j ect only to the followin�: �'�' <br /> 15.
