<br /> pay as additional annua.l rent to the Lessor. , effPctive as of the next succeedin� date .fo-r pay-

<br /> amorti2�ation payment or �ayments on any such oblig�tion, payable in quarterly installments in

<br /> covenants a.nd agrees not to nermit, �lace, or cau�e to be pl�ced any mortgage, deed of
<br /> trust, lien or encum'pr�nce of any kin�. on the Prernises after the exPcution of this lease

<br /> �. The GovernmPnt does not undertake to furnish any insurance of �ny nature wnatsoever
<br /> on the Premises for tne benefit oP the Lessor or. to pa.y any �remiums therePor. If, however,
<br /> the noasession a.nd use oi the Premisea by the Government is ,jeopardized by the faiiure of
<br /> the Lessor to protect the premises by adequate insur=�nce, or to protect the interests of any
<br /> party having a mortga.ge or othe .r lien upon or interest in the Premises, tne Government may
<br /> furnish ar pay such insurance as it ma.y determine to be necessary, in which event the premium
<br /> or premiums paic� by the aovernment shall be deducted Prom the stipulated net rental payable
<br /> hereunc�er to the Lessor. In the event of loss, the Government shall have the right, at its
<br /> optlon, to apply any insurance aroceeds available to the Le�sor or to the Government for the
<br /> pur�ose of rebuilding, restoring or repairing the Premi�e�,
<br /> g. The aovernment, d.urin� the term of this lease, shall t�.ke L,00d care of the Premises,
<br /> and m�zy m�ke any and al1 repa.ir5, both interior and exterior, necessary to keep the Premises
<br /> in �;ood order, condition, and repair without the congent or �pnroual of the Lessor. Upon
<br /> the surrender o�' tlze Premises by the Govern ment, it shall redecora.te and�or repaint the
<br /> v�.e�a.nt portion of tlze interior thereof.
<br /> 10. Whenever the whole oP sa.id premi�ea or �:ny essential p�rt thereoP sha.11 be
<br /> destrayed by any cause whataoever, the Government ha_s the ri�;ht and privilege to rebuild,
<br /> restore, or repair said Premises or elect to terminate the lease. In the eve:it of election
<br /> to terminate this le�se, the C�overnment shall give notice in writing oP intention to termin-
<br /> ate to the Lessor within sixty (60� da.ys after s�_zch d eatr. uction, in whole or in any esaential
<br /> part, anc� the installment df rent t�ay�ble for the ��eriod during �►hich the termina.tion occurs
<br /> shall be x�rorated.
<br /> 11. ThP Goverr.ment m�y tPrmin�.te this lease at any time during the term thereof by
<br /> giving to the Lessor thirty � 30} days ' written notice of su.ch intention to terminate. In
<br /> the event o�' such termina.tion the iristallment of rer�t �ayable for ti�ie period during which
<br /> the te .rmination occura shall be 1�rorated.
<br /> 12. The Government ma.y assign or sublet �,11 or any part of t:ie Premises to tenants,
<br /> occupants, or other pPrsons whom it may select, and s�ach assignees or sublessees shall h�.ve
<br /> such o�' t17e r3.�hts gra.nted to the Government under this lease as t'rie Government ma.y grant
<br /> to such assignees or sublesseea.
<br /> i3. The Lessor may put up ��For Rent" signs fifteen �15) days prior to the termination
<br /> � by the Government of it s tena.nc�T.
<br /> 14. The LPSSOr with the intention th�t the Government sh�ll rely thereon �nd .for the
<br /> purpose of inc�ucing the Government to enter into t�zis lease reprQsentg, Str'�tPS� coven�nts,
