The Government shall pay the Lessor annual rent, aent ta the address provided <br /> for in ��ar��raph 15 of this lea.se, of �60.00, payable in advance in qu�.rterly installments <br /> of �15.00 on the lst c�ay of June, september, December and �a,rch. . <br /> �-. The Governmer�t, during the term of tYiis lease, may builcl, rebuild, remodel, recondi- <br /> tion, r�ht-bilitate, convert, ch�.nge, and alter the Premises, and inst�ll and maintain addi- <br /> tions �nd s�ructures thereto, includin�; intern�l and external changes, anc� may change the <br /> number of livin� units in tYie Premises �nd attach flxtures thereto, and make any and all <br /> improvements thereto, including utilities and roads, at t:ne expense of the Government: <br /> Provided, ho?aever, That these ri�hts ma.y be exercised in a�cordance with plans and snecifi- <br /> cations submitted to and ap?�roved in �riting by the Lessor. The Government may ma�.e such <br /> reasonable variation� from, and mo�;ifleations in, such plane and s��ecifications originally <br /> ap�roveci by the Lessor �.s the Government deems necsss�zry in the course of c�zrry2ng out such <br /> blans and st�ecifications. All sucn �uilding, rebuilding, rem�dPling, reconditioning, re- <br /> habilitatin�, converting, changing, �nd altering the Premises, and all adc�_itions, structuree, <br /> and fixtures added to tne Premises by the Government, including utilities anc� roads, . �rhich <br /> are remainin� thereon at the termination of thi� lease, however accom�lished, or when the <br /> Government begins reconversion of the Premises, shall then become the property of the <br /> Lessor; �.nd the Government sha.11 be under no obligation to restore or reconvert the Premises <br /> to their conrlition at the time of the execution of this lease: Provided, hawever, That in <br /> the event the Government det�rmines to terminate this lease, except where such termina.tion <br /> is in nursu�nce of an election m�.de by the Government under the provisions of para�raph 10 <br /> hereof, ��nd the conversion of the Premises has been actually commenced but has not been <br /> complete�, the Government at its sole option, bePore such termin�tion beeomes efPective, <br /> shall either com�lete the conversion ar restore or reconvert said Premises to their �con- <br /> dition at t�e time a� t'r�e e�cecution oP this lease; and Provided further, That in the event <br /> this lease h�s been termina.tec�, except where such termination is ePfeeted under the pro- <br /> visions of �Daragraph 10 hereof, the Governrr�ent shall r�s�ore or reconvert said Premises <br /> whenever the charges �nd. alterations tr�erein have been of a temporary nature and have been <br /> desinn�.ted as such in the plans and staecifications apnroved by the Lessor.
