<br /> The Northerly Eighty-Six ��6) feet oP Lot Four (4) in Block Ninety-eight (9�) of
<br /> Railroad Ad�ition to Grand Island, Nebraska as s�id adclition 1s surveyed, p18.tted
<br /> and recorded, and said tract being a rectangular �iece of ground havin� a frontage of
<br /> 66 feet on Division street and. a front�.ge of �6 Peet on 6�dalnut street in saic city
<br /> and including an easement for running, operatin�; anc� maintaining a sewer line from
<br /> the abo�ve described premises across the southerly 46 feet of said Lot Four (4) �o tne
<br /> Al2ey in said B1ock and sub,ject to a license for ga.s and T,aater pipes from the southerly 46
<br /> feet oP sa.id lot across the northerly �6 feet of said lot to Division Street, also known as
<br /> 203 S�uth �'Talnut �treet, Grand Is1�.ncl,Nebra.ska a.nd including 1 Westinghouse Electric Ran�e
<br /> #714101, and one Coolerator refrig�rator.
<br /> 2. To have and to hold the Premises for a term of seven ( 7) years, beginnin� on June
<br /> l, �g43, and ending on June l, �g5o.
<br /> �. �`he Government shall p�f the Lessor annual rent, sent to the add�ress provided
<br /> for in paragra,ph 15 of this le�se, of �624.00, payable in advance in quarterly installments
<br /> of �1�6.00 on the lst c1�y of June, �eptember, December, and March.
<br /> 4. The Government during the term of this lease, may build, rebuild, remodel, recon-
<br /> dition, rehabilitate, convert, chan;e, and �.lter the Prsmises, anc� inat�ll and maintain
<br /> additiona and structurPS thereto, includin� internal and external changes, and m�.y change
<br /> the number oP living units in the Premises and attach fixturee thereto, and make any and
<br /> all improvements thereto, including utillties arld roads, at the expense of th.e Government:
<br /> Provlded, however, That these rights may be exercised in �ccordance ��rith plans and speci-
<br /> Pications submitted to and apnroved in writing by the Lessor. The aovernment m�y ma.ke such
<br /> reasonable var3ations from, and modificationa in, such plans and snecifications originally
<br /> approved by the Lessor as the Government deems necesst�ry in the course of carryin� out.. such
<br /> pla.ns and specificationg. All such building, rebuilding, remodelin�, reconditioning, rehabil-
<br /> itat3ng, canvertin�, ch�n�;ing, �.na. altering of the Premises, and all additions, structurPS,
<br /> �.nd. fixtures adcled to the Premises by the Government, inc7.uding utilities and roads, which
<br /> a.re remaining thereon at the termination of this lease, however accomplighed, or wt�.en the
<br /> Government begin� reconvergion of the Premises, snall then become the property of the Lessor;
<br /> and the Government shall be under no obli�;ation to restore or recoMVert the Premises to their
<br /> conclition �t the time of the executlon of this lease: Provided, however, That in the event
<br /> the Government determines to terminate this lease, excel�t where such termination is in pur-
<br /> suance of �n election madP by the C�overnment ui3der the provisions 9f p��,ragraph -10 �hereof,
<br /> and the conversion of the Premises has been actually commenced b�t has not been completed,
<br /> the Gover. nment at its sole option, before such termination becomes effective, shall either
<br /> complete the conversion or restore or reconvert said Premises to their condition at the
<br /> time of the execution of this le�se; and Provided furthe-r, That in the event this lease has
<br /> been terminated, except where such termin�.tion is ef�'ected under the p.rovisions of para.gra.ph
<br /> 10 hereof, the Government aha11 restore or reconvert s�id Premises whenever the ch�nges and
<br /> s thPrein have been of a tem orar nr�ture and ha.vP been desi nated as such in the
<br /> alteration p y �
<br /> ,
<br /> nlans and anecifications approved by the Lessor. The Government agrees to hold the Lessor
<br /> I�a.rmless of and from all liens by reason of any building, improvements, alterations, repairs,
<br /> reconversi,on or restoration.
<br /> 5. The Government shall pay ta.xes, assessmentg, municipal and governmental rates, and
<br /> water rat�s, principal and interest on liens and other encumbrances on tne Premises due and
<br /> unp�id at the time of the be�inning of the term of this le�se only in tne amounts shown in
<br /> the schedule as follows:
