<br /> when c�ue, the Government at its o��tion m�.y make such payme�ts a.nd thereaPter deduct the
<br /> amounts thereof from €�ny subsequent �.mounts due such Lienor under the terms hereoP.
<br /> 7. During the term o�' t�iis lease the GovPrnment shP.11 pay the amounts of principal or
<br /> intereat which may becor�e due durin, the period covered by the term of this lease on any
<br /> mort�age, deed of trust, lien, or encumbrance, but only in the amount and accordin� to the
<br /> schedule following:

<br /> �. The Qovernment d�es not undert�ke to furnish any ins��rance of any nature wha,tsoever
<br /> on the Premises for the bene�it of the Lessor or to ��ay �.ny premiums therePor. It', ho�vever,
<br /> the possesaion axid use of the Premises by the Government is ,�eopardized by the P�ilure of
<br /> the Les�or t� protect the Premises by adequate insura.nce, or to protect the interests of
<br /> an�r party h�vin� a mort��.ge or other lien ut�on or inte .rest in the Premises, the Qovernment
<br /> may Purnish or p�,y for such insurance, as it may determine to be necessa.ry, in which event
<br /> the premium or �remiums paid by the Government sha11 be deducted from the stipula,ted net
<br /> renta.l payab_le hereunder to the Lessor. In the event of loss, the Government shall h�.ve
<br /> the right, at its option, to apx�ly any insurance proceeds available tc� the Lessor or to the
<br /> Government for the purpose of rebuildin�, restoring, or rep�irin� the Premisea,
<br /> g. The Government, during the term of this lease, s�all ta.ke �ood care oP the Premises,
<br /> an� may make any and a.11 rPpairs, both interior �n d extarior, necessary to keep the Prem-
<br /> ises in �ood. orc3er, eondition, �nc� r?pair without tne eonsent or �pproval of the Lessor.
<br /> Upon tlle surrender of the Premises by the Government, it sh�.11 redecor�te and/or repaint
<br /> t?�e vacant portion of the interior thereo�'.
<br /> 10. Whenever the whole of s�ic� �remises or any easential n�.rt thereof sha.11 be dea-
<br /> troyed by any cause «hatsoever, the Government has the right and privilege to rebuild,
<br /> restore, or. rep�ir s�,id Premises or elect to terminate the lease. In the event oP election
<br /> to terminate this lease, the aovernment sh��ll give notice in writin� oP intention to
<br /> termin�te to the Lessor within gixty (60) days after sucYi destruction, in whole or in any
<br /> es�ential p�rt, and the in�tallment of rent p�.yable Por tne perlod during which the term-
<br /> in�.tion occurs shall be prorated.
<br /> 11. The Government may termin�te this lease at any time during the term t�iereof by
<br /> gi.sring to the Lessor thirty (30) days ' written notice of such intention to terminate. In
<br /> the event o�' such terminr�.tion, the inst�llment of rent payable �or the ��eriod durin� which
<br /> the termination occura shall be �rora.ted.
<br /> 12. The GovernmPnt may as�i�n or sublet all or any x�art of the Premises to tenant�,
<br /> occup�.nts, or other persons whom it may select, and such a.�signees or sublessees shall
<br /> have such af the ri�hts gr�nted to the Government unc�er this lease as the Government m�.y
<br /> �rant to such a^�signees or sublesseea.
<br /> 13. The Lessor ma.y put up "For Rent" sign s fifteen ��5) days prior to the termin�.tion
<br /> �y thP Government of its ten�ncy.
