<br /> herein called the '!L�SSOR" and THE UNITFD sTATES OF AMERICA ACTING BY THE NATiONAL HOU�iING

<br /> The parties hereto for the considera.tions hereina,fter mentioned covenant and agree as

<br /> 1 . The Lessor hereby leases to trle GovernMent the following-described Premises to�ether
<br /> with a.11. improvements thereon and appurten�nces there�o, herein called the ��P�MISES,
<br /> located in the City of arand Isl�.nd, County of Hall, Sta.te of Nebraska: .

<br /> of Gr�nd Isla.nd., Nebraska, also known a� 151� West Ch�rles Streettara.nd Island,

<br /> 2. To h��ve anc� to h�ld the Preml�es for a term o�' �even (7) years, be�inning on June
<br /> 1, 1943, �nc� enc'�ing on June 1, 19�0.
<br /> 3. The f�overnment shall pay the Lessor annual rent, sent to the address nrovlded for
<br /> in paragrzph 15 of this lease of �120.00 payable in advance in quarterly inat�.11ments of
<br /> �30.�0 on the lst day n�' June, September, Dee�mber and March.

<br /> �� Provided, ho�uever, Th�t these ri�hts may be exercised in accordance with plans and specifi-
<br /> ,� cations submittecl to and a�nroved in writin� by the Lessor. The Government may m�.k.e such
<br /> � rea,eonable v�riations from, ancl modific�.tions in, such plans anc� specifications ori�inally
<br /> �pproved by the Lesgor as the Gc�vernment deems necessary in the course of carryin� out euch
<br /> � plang a.nc�. apecifica�ions. All such builc�in�, rebuildin�, remodeling, reconc�itionin�, rehabil-
<br /> � itating, con���rting, ehanging, and alterin� of the Premises, �,nd all additions, structures,
<br /> �nd fixtures added to the Premisea by the Government, inclu�ing utilities and roads, �ahich
<br /> are remainin� therpon at the termination of this lease, however accomplished, or when the
<br /> ' � aovernmPnt begins reconversion of the Premises, shall then become trie property of the
<br /> LesSor; �nd the Government sh�ll be under no obligation to restore or reconvert the Premises
<br /> to their cone�ltion �.t the time of the execution of this lease: Provided, however, Tha.t
<br /> in the event the aovernment determines to t�rmin�t� this lea.ee, except where such termina-
<br /> tion is in pursuance of an election made by the Government under the provisions of paragraph
<br /> � 10 hereof, ��.n� the conversion of t�1e Premises has been aetually commenced but has r�st bPen
<br /> � cc�mpleted, the Government at its sole option, before such termination becomes effective,
<br /> sh�.11 eitrler camplete the conversion or restore or reconvert said Premises to their condition
<br /> at the t3.me of the execution of thi4 lease; and Provided further, That in the event this
<br /> lease h�s been terrninated, except where such termination is effected under the provisions •
<br /> of �ra ra h 10 hereof the Government �hall restore or reconvert said �remises whenever

<br /> the chan�es ancl alterations therein have been of a -temporary nature anc� ha.ve been d�signated
<br /> as such ln the pl�.ns ��nd specifications approved by the L�saor. The Government agrees to
<br /> hold the Lessor harm2ess of and from all liens by reason of any building, improvements,
<br /> alterations, repai?�s, reconversion or restor�.tion.
<br /> 5. The Qovernment ah�ll pay taxes, assessments, municip�.l and �overnmental rates, and
<br /> water rates, ?�rincip�l an� interest on liens and other enetilmbr�nces on the Premis?s due
<br /> �nc� unnala a.t the time of t�e beginning of the term of this � lease only in the amounts shown
<br /> in the schedule a.s follo�as:
