<br /> 6. The Government agrees during the term of this lease to pay each year all taxea and
<br /> water rates, all assessments �special or improvement), and muni�.i.pal or governmental rates,
<br /> ��uhich are levied �.nd irnposed upon said Premises, or any part thereof, and become due and
<br />, payable during the period covered by the term of this lease: Provided, however, That the
<br /> Government shall be required to pay only such assessments, or installments of assessments
<br /> ( specia.l or improvement) , which are levied and imposec� u��on said Premises, or any part
<br /> thereof, and �ahich if unpaid will become past due and/or delinquent during the period
<br /> covered by the term o� this lease, it not being intended that the Government shall pay any
<br /> assessment �ahich may be payable in installments or otherwise, or installments oP assessments
<br /> which do not mature during the term of this lease. In any case where the Lessor is obligated
<br /> under the terms of any mortgage or. lien instrument to make periodie payments to a Special
<br /> Denosits Account maintained. by the Lienor for the payment of taxes, insur�.nce, et cetera, �.
<br /> the Government sh�ll make such payments for the ac� unt of the Lessor as outlined in paragraph
<br /> 7 hereof; but iP such taxes or other items are not pald by such Lienor when due, the Govern-
<br /> ment at its option may make such payments and thereafter deduct the amounts thereoP from any
<br /> subsequent amounts due such Lienor under the terms hereof.
<br /> 7. I?uring the term of thig lease the Government sh�ll pay the amounts of pr. incipal or
<br /> interest which may become due durin� the period covered by th� term of this lease on any
<br /> mortg��e, deed of trust, lien, or encumbrance, but only in t'rle amount and according to the
<br /> schedule following: .
<br /> (1) First mortgage: �Give name and address of mortgagee. )
<br /> None.
<br /> (2� second mortgage: (Give na me and address of mortgagee. )
<br /> None.
<br /> (3) L1ens and. encumbrances other than taxes and assessmants: (Give names and addressea

<br /> When any obligation scheduled in paragraph 7 of this lease, which is payable in substan-
<br /> tially equ�1 ingta.11ments, is paid in full during the term oP this 1Pase, and upon the fur-
<br /> nishing of evidence satisPactory to the t3overnment of the discharge oP record thereof, th.e
<br /> Government shall pay as additional annual rent to the Lessor, effective as of the next suC`-
<br /> ceeding dat? fo�� pay ment of any installment of rent hereunder, an amount equal ta one year 's
<br /> � principal and interest amortization payment or payments on any such obliga,tion, payable in
<br /> qua.rterly installments in the same manner as the rent speciPied in �aragraph 3 hereof.
<br /> When any single payment mortgage obligation on which interest only is scheduled in paragravh
<br /> 7 oP this lease is paid in fu11 during the term of this lease, r�nd upon the �urnishtng of
<br /> evidence satisfactory to the Government of the discharge of record thereof, '�he Government
<br /> shall pay �s �dditional �nnual rent to the Lessor, effective as of tlze next succeedi.n� date
<br /> for payment of any installment of rent hereunder, an amount equal to the annual amount reserved
<br /> by the Government to pay such interest on such obligation, and such additional annual rent
<br /> shall be p�yablA in qu�.rterly installments in the s�,me manner as the r e�it specified in
<br /> parPgraph 3 hereof. The LPSSOr cavenants anci agrees not to permit, place, or cause to be
<br /> placed any mortga�e, deed of trust, liPn or enc�_�mbrance oP any kind on the Premises after
<br /> the execution of_ this lease �aithout the 7�rior consent of the Government.
<br /> �. The Government does not undertake to furnish any insurance of any nature whatsoever
<br /> on the Premises for the benefit of t`�e Lessor or to pay any premiums therefor. If, however,

<br /> Lessor to �rotect the Premises by adequa.te insuraneP, or to �rotsct the intereats of any
<br /> party havinb a mort;age or ot�7er lien uvon or interest in the Premises, the Government may
<br /> furnish or pay for such insurance �,s it may determine to he neeessary, in whieh event the
<br /> prPmiun� ezr °pre:niums paid by the Government shall be deducted from the stipulated net rental
<br /> payable h�reunder to the Lessor. In the event of loss, the Government shall h�ve the right,
<br /> at its option, to apT�ly any insurance proceeds available to the Lessor or to the Government
<br /> for the nur�ose of rebuilding, restoring, or repairing the Premises.
<br /> 9. The Government, dur. ing the term of this lease, shall take good care of the Premises,
<br /> and may make any and all repairs, both in�erior and exterior, necessary to keep the Premises
<br /> in good �r:�er, c�ndition, and repair, without the consent or approval of the Lessor. Upon
<br /> the surrend.er of the Premises by the Government, it shall redecorate and /or repaint the
<br /> vacant portion of the interior thereof.
<br /> 10. Whenever the whole of said premises or any essential r��rt ther?of shall be des-
<br /> troyed by any cause whatsoever, t?�e Government has the right and privile�e to rebuild,
<br /> restc�re, or r?pair said Premises or. elect to te.rminate the lease. In the event of election
<br /> to terminate this lease, the Government shall gizTe notice in writing of intention to term-
<br /> inate to the Lessor within sixty (60) days after such dPStruction, in whole or in any
<br /> essenti�l pa,rt, anc� the installment of rent payable fcr the t�eriod during which the termin-
<br /> ation occu.rs sha11 be prorated.
<br /> 11. The GovernmPnt may terminate this lease at any time d.uring the term trzereof by
<br /> givin� to the Lessor thirty (�0) d�..ys� written notice of such intention to terrainate. In
<br /> the event of such termina.tion, the installment of rent payable for the period during which
<br /> the termination occurs shall be prorat�d.
<br /> 12. The Government may assign or sublet all or any part of the Premises to tenants,
<br /> occupants, or other persons whom it may select, ar�d such assignees or sublessees snall
<br /> have such of the rights �ranted to the Government under this lease as the Government may
<br /> �ra.nt to s?�ch assignee or sublessees.
<br /> 13. The Lessor may nut up '�For Rent" signs fifteen (15� days prior to the termination
<br /> by the Government of its tenancy.
<br /> 14. The Lessor with the intention that the Government shall rely thereon and for the
<br /> purpose of inducing the Government to enter into this lease represents, states, covenants,
