<br /> LEASE TO THE UNITED STATES OF AMERICA
<br /> BY IPIDIVIDUAL OR PRIVATE CORPORATION.
<br /> THIS L�ASE entered into this 12th day of May, 19�+3, by and between Myron E.Poyer and
<br /> Elsie C.Poyer, each in his or her o�an right and as husband and wife City-of Grar�d I�land,
<br /> County o° H�11, State of Nebraska, herein called the "LESSOR" , and '�HE UNITED STATES OF
<br /> AMERICA ACTING 3Y THE NATIONAL HQUSING AGEiVCY herein called the "GOVF.RNMEIVT" :
<br /> WITNESSETH:
<br /> The pa.rties hereto for the considerations her•ein�fter mentioned covenant and agree as
<br /> follows:
<br /> 1. The Lessor hereby leases to the Gavernment the following-described Premises together
<br /> with all im�rovements thereon and appurtenances theret�, herein called the "PREMISES, "
<br /> located in the City of Gr�nd Isla.nd, County of Hall, State of Nebraska:
<br /> All of Lot Five �5) in Block Two (2) in Spaulding & Greggs �lddition to the City oP
<br /> Grand Island Hall County, Nebraska, as the same is surveyed, platteG and recorded, also
<br /> known as 122� West 2nd Street, Gr�tind Island, Nebraska.
<br /> . 2. To have and to hold the Premises for a term r�f seven (7) years, beginning on June l,
<br /> �943, and endin� on June 1, 1950.
<br /> 3. The Government shall pay the Lessor annual rer�t, sent to the addresa provided for
<br /> in p�ragraph 15 of this lease, of �4£�0.00 payable in advance in quarterly lnstallments of
<br /> �120. 00 on the lst day of June, September, December, and March.
<br /> 4. The Government, during the term of this lease, may build, rebuild, remodel, recondi-
<br /> tion, rehabilitate, convert, chan�e, and �lter the Premises, and install and maintain ad-
<br /> ditions and s�ructures thereto, including internal and external changes, and ma.y change the
<br /> number of living units in the Premises and attach fixtures thereto, and make any and all
<br /> improvements thereto, including utili�ies and roads, at the �xpense of the Government; � .
<br /> Provided, howevpr, That these rights ma.y be exercised in accordance with plans and speciPi-
<br /> cations submitted to and approved in writing by the Lessor. The (3overnment may make such
<br /> re�.sonable va.riations from, and modifications in, such plans and speciPications originally
<br /> ' approved by the Lessor as the Government deems necessa.ry in the course of carrying out such
<br /> plans and specifi¢a.tions. All such buil�ing, rebuilding, remodeling, reconditioning, re-
<br /> habilitating, converting, chan�in�, and alter�ing of the Premises, and all additions, struc-
<br /> tures, and fixtures added to the Premises by the Government, including utilities and roads, �
<br /> which are remaining thereon at the termination of this 1Fase, however aceomplished, or when �
<br /> the Government begins reconversion of the Premises, snall tnen become the property of the �
<br /> Lessor; and thP Government sh�ll be under no obli�ation to restore or reconvert the Premises �
<br /> to their condition at the time of the execution of this lease: Provided, however, That in
<br /> the event the Government determines to terminate this lease, exce�t where such termination
<br /> is in pursuance of an eleetion made by the Government under the �rovisions of paragraph 10
<br /> hereof, a.nd the conversion oP the Premises has been actually commenced but has not been
<br /> completed, the Government at its sole option, beforP such termination becomes efPective, �
<br /> shall either com�lete the conversion or restore or reconvert said Premises to their con-
<br /> dition at the time oP the execution of this lease; and Provided Purther, That in the event c�
<br /> this lease has been terminated, Fxcept where such termination is effected under the provi-
<br /> sions oP paragraph 10 hereof, the aovernment shall restore or reconvert said Premises when-
<br /> ever the ch�,nges and alterations therein have been of a temporary nature and have been desig-
<br /> nated as such in the plans and specifications at�,�roved by the Lessor. The Government agreea
<br /> to hold the Lessor harmless of and Prom all liens by reason of any building, improvementa,
<br /> alterations, repa.irs, reconversion or reatoration.
<br /> 5. The Government shall pay taxes, �ssessments, municipal and. governmental rates, and
<br /> water rates, principal and interest on liens and other enEUmbrances on the Premises due
<br /> and unpa.id at the time of the beginning of the term of this lease only in the amounts shown
<br /> in the schedule as follows:
