The Lessor hereby leases to the Government the following-described Premises to�ether <br /> with all improvements thereon and appurtenances thereto, h�re�:n called the "PREMISES, <br /> � loca.ted in the City of Grand Island, County of Hall, State oi Nebraska: <br /> The East one-third (E 1/3rd) of Lot Six �6) and all o$ Lot seven (7) , in Block Eighty- <br /> three (�3), in the Original Town, now City of Grand Island,Ha11 County, Nebraska, also <br /> known as 512 West lst Street, Grand Island, Nebraska. <br />� 2. To have and to hold the Premises for a term of seven �7) years, beginning on June 1, <br /> 1g43, and ending on June 1, 1950. <br />� 3. The aovernment sha.11 pay the Lessor annual rent, sent to the address provided for �, <br /> in aragraph 15 of ttiis lease of �600.00, payable in advance in quarterly installments '� <br />� of �150.00 on the lst day of June, September, December, and March. <br /> 4. The Government during the term of this lease, may build, rebuild, remodel, recon- <br /> dition, rehabilitate, connert, change, and alter the Premises, and in�stall and maintain ;. <br /> additions and structures thereto, including internal anc� external changes, and may change ! <br /> the number of living units in the Premises and attach fixtures thereto, and make any and <br /> all improvements thereto, lncluding untilites and roads, at the expense of the Government : <br /> Provided, however, That thPse rights ma9 be exerclsed in accordance ?aith plans and specifi= <br /> cations submitted to and approved in writing by the Lessor. ��� �overnm�nt may make such <br /> reasonable vaxi�,tions Prom, � nd modifications in, such plans and specific�tions originally <br /> ap�roved by the Lessor as the Gcavernment desmg neceasary in the course oP carrying out <br /> such plans and s��ecifications. All such �uilding, rebuilding, remodelin�, reconditioning, <br /> rehabilitating, converting, changing, and altering of the Premises, and all additions, <br /> structures, and fixtures added to the Prerniaes by the Government, including utilities and <br /> roads, �rhich a.re remaining thereon at the termination of this lease, however accomplished, <br /> or when the Government begins reconversion of the Premises, shall then become the pro�erty <br /> of the Lessor; and the Government sh�ll be under no obligation to restore or reconvert the <br /> Premises to their condition at the time of the execution of this lease: Provided, however, <br /> That in the event the Government determin�s to terminate thie lease, except where such <br /> termin�tion is in pursua.nce of an election made by the Government under the provisions oP <br /> para.graph 10 hereo�', a,nd the conversion of the Premises haa been actually commenced but <br /> has not been completed, the Government at its sole option, before such terminatien be- <br /> comea efPective, shall either complete the conversion or restore or reconvert said Premiaes <br /> to their condition at the time of the execution oP this lease; and Provided further, ` <br /> That in the event this lease has been terminated, exceUt where such termination is <br /> effected under the provisions of paragraph 10 hereof, the Government shall restore or , ,; <br /> reconvert said Premises whenever the ch�nges and alt"erations therein have been of a <br /> � temporary nature and have been designated as such in the plans and specifications <br /> apY�roved by the Lessor.
