<br /> 6. The Government agrees during the term o� this le�se to pay each year all taxea and

<br /> which are levied and imposed upon said Premises, or any part thereof, and become due and
<br /> pay�bl'e d',iring the period covered by the term of this lease: Prov3ded, however, Th�t the

<br /> ( special or improvement� , which are levied and imposed upon said Premises, or any part
<br /> thereoP, and which if unpald will become past due and/or delinquent during the period

<br /> any asseasment which may be payable in installments or ot�ierwise� . or installments of
<br /> assessments which do not mature dur3ng the term of this lease. �n any case where the
<br /> Leasor is obligated under the terms of any mortgage or lien in�trument to make �eriodic
<br /> xa�.yments to a 9pecial Deposita Account mainta3.ned by the Lienor for the payment oP taxes,
<br /> insurance, et cetera, the Government shall make such payments for the account of the �►��sor
<br /> as outlined in para,graph 7 hereof; but iP such ta�es or other iteme are not paid by such
<br /> Lienor when due, the aoverrunent at lts optlon m�y make such paymenta and thereafter deduot
<br /> the amounts �thereof from any subsequent amounts due euch Lienor un�.er t�ie termg hereof.
<br /> 7. During the term of this lease the Qovernment shall pay the amounts of princip�l or
<br /> interest which may become due during the period covered by the term of thi� lease on any
<br /> mortgage, deed oP trust, lien, or enGumbrance, but only in the amount and according to the

<br /> �€It is a�reed and understood that, subJect to the speciai etipult�tlon eet forth below in
<br /> this paragraph, this amount m�,y be increased or decreased according to the terms of the

<br /> being m�intained, EXCEPT that no inereased payments shall be made on accaunt of increased
<br /> insurance premiums.
<br /> It is hereby agreed and understood that in making payments to the Ta1c and In�urance Account
<br /> rnaintained by the Home Owners ' Loan Corporation, the aovernment �l) Sha11 be deemed to have
<br /> f;alfilled its agreement as stipulated in the �irst sentence oP paragraph 6 hereof; t2) Does
<br /> not intend thereby to obligate itself to make any payments on a.ecount oP t�,xea or asseeamente
<br /> � special or im�rovernent) or other rates except as stipulated in paxagraph 6 hereof or to
<br /> a�sume any liability thereYor beyond that stipulat�d in the said para�raph; and (3� Does

<br /> property for the benePit of or in behalP of any peraon.
<br /> When any obli�ation seheduled in paragraph 7 of this Iease, which is payable in substan-
<br /> tially equal installments, is paid in full during the term oP this lease, and upon the :
<br /> furnishing of evidenee satisfactory to the (�overnment of the discsharge of reeord thereo��;
<br /> the aovernment shall pay as additional annual rent to the Lessor, effective as of the next
<br /> succeedin� date Por payment oP any installment of rent hereunder, an amount equal to one
<br /> year� s principal and interest amortization payment or payments on any such obli$ation,
<br /> payable in quarterly installments in the eame manner as the rent specified in paragraph
<br /> 3 hereof. k+lhen any single pAyment mortgage obllgation on which interest only is acheduled
<br /> in paragraph 7 of this lease is paid in full during the term oP �his lease, and upon the
<br /> furnishin� of evidence satiafactory to the Qovernment of the diecharge of record thereof,
<br /> the Government shall pay as additional annual rent to the Lessor, effectiae as of th� next
<br /> succeeding date for payment of any installment of rent, h�reunder, an amoun� equal to the
<br /> annual amount reserved by the �overnment to p�.y such interest on such obligatlon, and auch
<br /> adaltional annual rent sh�.11 be payable in quarterly installments in the same manner as
<br /> the rent specified in paragraph 3 here�f. The Lessor Qovenants and a�rees not to permit,
<br /> place, or c�.use to be plaeed any mortgage, deed of trust, 11en or encumbrance of any kind
<br /> on the Premises a�ter the execution o�' this lease wlthout the �rior consent of the Govern-
<br /> ment.
<br /> �. The Government doea not unc�ertake to furnieh any insuranee of any nature whatsoever
<br /> on the Premises for the benefit of the Leasor or to p�,y any premiums therefor. If, however,
<br /> the possession �nd use of the Premises by the aovernment is �ev�pardized Uy the Pailure of
<br /> the Lessor to protect the Premisee by adequate inauranee, or to protect the interests of any
<br /> party havin�; a mortgage or other liPn• upon or intereat in the premises, the aovernment may
<br /> furnish or pay for �uch �.nsurance as it may determine to be necessary, in which event the
<br /> premium or premiums paid by the aovernment sh�ll be deducted from the stipulated net rental
<br /> payable hereunder to the Lessor. In the event of losa, the aovernment shall have the right,
<br /> at its option, to apply any insurance praceed� available to the Lessor or to the aovernment
<br /> Por the purpose of rebuilding, res�aring, or repa�:ring the Premises.
<br /> 9. The (�overnment, durin� the term of this lease, shall. take good care of the Premises,
<br /> and may make any and all repaira, both interior and exterior, necessary to keep tYie Premises
<br /> in good order, condltion and repair, without the consent or approval of the Lessor. Upon
<br /> the surrender of the Premises by the Government, it ehall redecorate and/or repaint the
<br /> vacant portion o�' the interior thereof.
<br /> 10. 'Whenever the whole of said premiees or any easential part thereof shall be
<br /> destroyed by any cause whatse�ver, the aovernment has the rignt and privilege to rebuild,
<br /> restore, or repair said Premiaes or elect to terminate the lease. Tn the event of eleetion
<br /> to terminate this lease, the aovernment shall give notice in writing o� intention to
<br /> terminate to the Lessor within 81aty (60) days a�'ter such destruction, in whole or in any
<br /> essential pa.rt, and the installment of rent payable �for the period during which the termin-
<br /> ation occurs shall be prorated.
<br /> 11. The dovernment may terminate this lease at any time during the term thereof by
<br /> giving to the Lessor thirty (30) day� ' written notice of such inten�ion to terminate. In
<br /> the event of such terminatlon, the installment of rent payable for the perlod during which
<br /> the termination occurs shall be prorated.
<br /> 12. Z'he aovernment may asaign or aublet all or any part of the 1'remises to tenants,
