<br /> Government to pay such interest on such obligation, and slzch additional annual rent shall
<br /> be p�.yable in quarterly installments in the same manner as the rent specified in paragra�h
<br /> 3 hereof. Tne Lessor covenants and agrees not to permit, pl�,ce, or cause to be plaeed any
<br /> mort��ge, deed of trust, lien or encumbr�nce of any kind on the Premises after tne execution
<br /> of this lease without trie ?�rior consent of the Governraent.
<br /> �, The Governm�nt does not undertake to furnish any insurance of any nature whatsoever
<br /> on the Premises for the benefit of the Lessor or to pay any premiums therefor. If, hoTaever,
<br /> the possession and use of the Premisee by the Government is �jeopardized by the failure of the
<br /> LPSSOr to protect the Premises by �,dequate insurance, or to protect the interests of any
<br /> party h�ving a mortga�e or otner lien upon or interest in tne Premises, tne Government may
<br /> furnish or pay for such insurance as it may determine to be necessary, in which event the
<br /> premium or premiums pa.id by the Government sna.11 be deducted Prom the stipul�ted net rental
<br /> payable hereun�.er to the Lessor. In the event of loss, the Government shall have the right,
<br /> at its option, to a���ly any insur�°�nce �roceeds ava.ilable to tize Lessor or to tne �overnment
<br /> for tne ��urx�os� of rebuilding, restoring, or repairing the Premises.
<br /> 9. The Government, during the term of this lease, snall take good care of' the Premises,
<br /> and m�y make any and all reAairs, both inter�or and exterior, necessary to keep the Premises
<br /> in good order, condition, �.nr� repair, Taithout the consent or approval of the Lessor. Upon
<br /> the surrender of the Premises by the Government, it ahall red�corate and/or rep�int the
<br /> vacant portion of the interior thereof.
<br /> 10. Whenever the whole of s�.id �remises or �ny essential part thereof shall be des- �
<br /> troyed by any c�use whatsoever, the GovernMent h2s the ri�ht a,nd privilege to rebuild,
<br /> restore, or rer��ir sa.id Premises or elect to terminate the lease. In the event of election
<br /> to terminate tnis lease,, the Government sha.11 give notiCe in writing oP intention to termin-

<br /> ate to the Lessor within sixty �(60) da;;s after such destruction, in whole or in �ny essential
<br /> �ar�, anc� thP installment oi rent paya.ble for trle period during which the termination occurs

<br /> 11. The Government may terminate this lease at any time during the term thereof by*
<br /> giving to the Les.sor (30) days ' written notice of' such intention to terminate. In the
<br /> event of such termination, the installment of rent Uayable for. the period during which
<br /> the termination occurs whall be t�ror�.ted.
<br /> 12. The Government m�y assign or sublet a11 or any part of the Premises to tenanta,
<br /> occupants, or other ne.rsons whom it ma.y select an� such assignees or sublessees shall have
<br /> such rights gra.nted to the Government und.er this lease as the Government may grant to such
<br /> assignees or sublessees.
<br /> 13. T�e Lessor ma.,y ?�ut up "�'or Rent" signa fifteen �15) days prior to the termination
<br /> by the Government of its tenancy.
<br /> 1�+. The Lessor with the intention that the Government snall rely thereon and for the
<br /> �urvose of inducing the Government to enter into this lease represents, sta.tes, covenants,

<br /> 16. The Lessor expressly coven�.nts ar�d agrees to deliver possession of the Premises to
<br /> the Government of' occupancy by any tenant or any other person on or before t«e first day

<br /> 19. Notwithstanc�ing any provisions of this lease to tne con�trary, it is agreed and
<br /> underst�od bet?�een the Government and the Leasor tnat the Government will not make any
<br /> pa.yments outlined in any paragraph hereof until tne Lesaor dellvers to the Government full
<br /> x�ossession of the Premises in trle same condition a.s said Premises were in at the time of
<br /> the executian of this lease. Tt ia further agreed and understood between the Government
<br /> and the Lessor tha.t the GovernmPnt will not assume to make any such payments if tr�e Lessor
<br /> breaches his coven�nt set f'orth in paragraph 16 hereof to deliver �ossession of the Premises
