<br /> Provided, however, That these rights may be exercisPd in accordance with plans and specifi-
<br /> cations submitted to �.nd �.pY�roved in writin� by the Lessor. The Government may make such
<br /> reasonable variations from, an�. modifications in, such plans and specifications originally
<br /> ap�roved by the Lessor as the Government deems necessary in tne course of c�.rrying out such
<br /> plans and specifications. All such building, rebuilding, remodeling, reconditioning, rehab-
<br /> ilitating, converting, changing, and altering of the Premises, and all additions, structures,

<br /> and the conversion of the Premises h�.s been actually commenced but has not been completed,
<br /> the Government at its sole option, ..before such termination becomes effective, shall either
<br /> complete the conversion or restore or reconvert said Premises to their condition at the time
<br /> of the execution of this lease; and Provided further, Tha.t in the event this lease has been
<br /> termin�ted, except where gueh termination is ePfected under the provisions of paragraph 10
<br /> hereof, t:�e Government shall rPStore or reconvert said Premises whenever the changes and
<br /> alterati�ns therein have been of a temporary nature and have been designated as such in the
<br /> plans and specifications approved by the Lessor. The Government agrees to hold the Lessor
<br /> ha.rmless of and f'rom all 11ens by reason of any buildino, improvements, alterations, repairs,
<br /> reconversion or restoration.
<br /> 5. The Government shall pay taxes, assessments, municipal and government�.l rates, and
<br /> w�ter rates, principal and interest on liens and otn.er encumbrances on the Premises due and
<br /> unpaid at the time of the beginning of the term of this lease only in the amounts anown in
<br /> the schedule as follows :

<br /> �'he Government may, but shall not be rea,uired to, pay on behalf of the Lessor any otner �
<br /> taxes, a asessments, municipal a.nd governrr�ntal rates, and water r�tes, principal and interPst
<br /> on liens, and other encumbrances on the Premises, not li�ted in th�s paragraph, due and unpaid
<br /> at the time of thP beginning of the term of this lease, in which event the Government will
<br /> deduct the amount of such payment or payments from any rent or rents due or which become due
<br /> to the Lessor.
<br /> 6. �'he GovernmAnt agrees during the term of this lease to pay each year all taxes �nd
<br /> water rates, a,ll �.ssessments ( special or improvement) and municipal or governmental r ates
<br /> which are levied and imposed upon said Premises, or any part tnereof, and become due and
<br /> payable during the period covered by the term of this lease; � Provided, however, That the
<br /> Government sha.11 be required to pay only such assessments, or installments of assessments
<br /> ( special or improvement) , which are levied �,nd imposed unon said Premises, or any part
<br /> thereof, and which if unpaia will become past due and/or delinquent durin; the period
<br /> covered by the term of this lease, it no-t being intended that the Government sh�ll pay any
<br /> asaessment which may be payable in installments or otherwise, or installments of assessments
<br /> which �?o not m�.ture during the term of this lease. In any case where the Lessor is obligated
<br /> under the terms oP any mortgage or lien inetrument to make periodic payments to �. Special
<br /> Deposits Account maintained by the Lienor for the payment of taxes, insurance, et cetera,
<br /> the Government shall make such pa.yments for the account of the Lessor as outlined in paragraph
<br /> 7 hereof; but if such taxes or other items are not paid by such Lienor �ahen due, the Govern-
<br /> ment at its oUtion may make such p�.yments and thereafter deduct tne amounta thereof from any
<br /> subsequent amounts due such Lienor und.er the terms hPreof.
<br /> 7. D��ring tne term of this lease the Government shall pay tne amo�ants of principal or
<br /> interest �ahich may become due during the period covered by the term of this lease on any
<br /> mort�age, deed of trust, lien, or encumbr. ance, but only in tile amount and according to the
<br /> schedule following:
