<br /> THIS LEASE entered into this 12th da.y of Apri1, 19�3, by and between Kathryn L. Cunningham,
<br /> widoTa, City of Grand Island, County of Hall, State of Nebrask.�, herein called the "LESSOR, "
<br /> and tne United 9tates of America aeting by the National Housing Agency, herein called the
<br /> '�GOVERNMENT'� :
<br /> WITNEBSETH:
<br /> The parties hereto for the eonsideration hereinafter mentioned covenant and agree as
<br /> follows:
<br /> l. The Lessor herPby leases to the Government the following-described Premises together
<br /> with all improvements thereon and api�urtenances thereto, herein called the "PREMISES, " lo-
<br /> cated in the City of Grand Island, County of Hall, State of Nebraska:

<br /> 2. To have and to hold tne Premises for a term of spven ( 7) years, beginning on May 1,
<br /> z9�+3, and ending on May l, �950.
<br /> 3. The Government ma.y, at its ontion, renew this lease for an additional term of three
<br /> (3} years at tne same annual rent provided in paragraph � hereof plus annual amounts
<br /> �x�ayable in quarterly installments in the sa.me manner as the rent specified in paragraph
<br /> � 4 hereof) equa.l to such annual amount as may have been added to the original rent under
<br /> paragra��h � hereof and the annual a.mount reserved by tne Government during each of the
<br /> first sPVen �7) years to cover one-seventh of tne cost of converting (and reconverting, if
<br /> the conversion is temporary) the Premises, and u�on the same terms and conditions by giving
<br /> the LPSSOr thirty �301 days � notice in writing prior to the expiration of tile term specified
<br /> in paragraph 2 here�f of such intention to renew, such cost of converting (and reconverting,
<br /> iP the conversion is temporary) being tne original estimated cost under paragra.ph 5 hereof
<br /> plus payments of items listed in paragraph 6 hereof: Provided, That no such renewal sha11

<br /> President s�1a11 have declared that the emergency declared by him on September �, 1939, has

<br /> ' 4. The Government sh�ll pay the Lessor annual rent, sent to the address provided for
<br /> r in paragraph 16 of this lease, of �240.00, payable in advance in qu�rterly installments of

<br /> 5. The �overnment may, during the term of tnis lease, or �,ny renewal thereof, build,
<br /> �A�u�sld, rPmodel, recondi'Gicn, rehabilitate, convert, chan�e, and alter tne Premises and
<br /> inst�ll ar�d maintain additions and str?�ctures thereto, includin� internal arid external
<br /> changes, an d may chan�e the number oP living units in the Premisea and attach pixtures
<br /> therPto, and make any and all imp�ovements thereto, includin� u�ilities and roads, at the
<br /> expense of the Government : Provided, however, '�ha,t these rights m�y be exercised in
<br /> accordance with plans and speciPications submitted to a:�d approved in writin� by the Lessor.
<br /> The Government may make such reasonable variations from, and modific�.tions in, such plana
<br /> . and apecifications as originally apnroved by tiae Lessor, as tne Government deems necessary
<br /> in the course of carrying out such plans and specifications. All such building, rebuilding,
<br /> remodeling, reconditioning, reha:bilitating, converting, changing, and altering of the
<br /> Premises, and �.11 adc�itions, atructur. es, and fixtures added to the Premises by the �overn.
<br /> ment, includin� utilities a_nd. roads, and remaining thereon at the termination of this lease
<br /> or when the Government be�ins reconve_rsion of the Premises, shall then become the property
<br /> of the Lessor, and the Government s�Y��ll be under no obligation to restore or reconvert the
<br /> � Premises to thPir condition a'� the t�.me of the execution of this lease, exeept tha.t when-
<br /> ever the Government deems it impossible or undesira.ble because of' tne end of tne emergency
<br /> to c��r;� out substantially the improvemPnts agreed to bet�aeen tne Leasor and tne Government,
<br /> the Government will s� notify the Lessor in writin�, and if tne Lessor requests in writing
