<br /> � and in such forms and companies r�s the �overnment from time to time shall deem desirable.
<br /> In the event of loss, the �overnment shall ha�ve the right to aptaly any insurance nroceeds
<br /> �:Y��lable to the Lessor or the aovernment for the purpose of rebuilding, a�estori�g„ or
<br /> repairing the Premises.
<br /> 10. The Government shall, during the term of this lease, or any renewal thereof, take
<br /> good care of the Premises, and may make any and all rQpairs, both interior and exterior,
<br /> nec�ssary to keep the Premises in good order, condition, and repair, without the consent
<br /> or approval oP the Lessor. Upon the surrender of the Premises by �he Government, it will
<br /> �►�d�ppr�r�te and /or repaint the vacant portion of the interior thereoP.
<br /> 11. Whenever the whole of said Premises or any ess�ntial part thereof sha.11 be destroyed
<br /> by any cause whataoever, the Government has the right a.nd privilege to rebu�.ld, restore, or
<br /> repair s�.id Premises or elect to terminate the lease. In the event of election to terminate
<br /> this lease, the C�overnment . shall give notice in writing of intention to terminate to the
<br /> Lessor within si�ty t60) days after such destruction , in whole or in any essential part,
<br /> and the installment of rent payable for the period during which the termination occurs shall
<br /> be prorated.
<br /> 12. The Government may terminate this lease at any time during the original term, or any
<br /> renewal thereof, by giving to the Lessor thirty �30) days � written notice of such intention
<br /> to terminate. In the event of such termination, the installment of rent payable for the
<br /> period during ?M1rhich the termination occura sha.11 be prorated.
<br /> 13. The Qovernment may assign or sublet all or any pa.rt of the Premises to tenants,
<br /> occupants, or other persons whom it may select and such assignees or sublesaees shall have
<br /> such of the rights granted to the Government under this lease as the Government may gra.nt
<br /> to such aasignees or sublesaees. .
<br /> 14. The Leasor may put up "For Rentr� aigns fifteen �15) da,ys prior to the termination
<br /> by tne aovernment of ita tenancy.
<br /> �5. The Lessor with the intention that the aovernment shall rely thereon and for the
<br /> purpose of inducing the Gov�rnment to enter into this lease represente, atates, covenants,
<br /> and warr�.nts that he � she) �it) � thEy) has�have a right to enter into this lease and ha,s�
<br /> have a good and marketable title to the Premises as follows: :�

<br /> 16. Al1 notices provided for by this lease may be given by regular mail addressed to
<br /> the Lessor at 222�+ w. lst St. , Grand �sland,N�braska, or to the aovernment with prepaid
<br /> postage at e�o HOL�, W. 0. W. Bldg. , Omaha, Nebraska sub,�ect to the right oP either the
<br /> Lesscr or the C�overnment to designate by notice in writing a new address to which said
<br /> notices must be sent.
<br /> 17. The Lesaor expressly covenants and agrees to aeliver poeseasion of the Premises
<br /> to the Government free of occupa ncy by any tenant or any other person on or before the
<br /> first day of the term of this lease.
<br /> 1�. �his lease shall be binding upon the Lessor, his �her) (its) (their) heirs, execu- ,
<br /> tors, administrators, suecessors, and assigns.
<br /> 19. �t is agreed that tr�is ]�ease embodies th.e whole a�reement of the parties, and that
<br /> there are �no promiaes, terms, conditions, or bbligations referring to tne sub,�ect matter
<br /> other than thos� contained herein.
<br /> 20. No Member of or Delegate to the Congress or Resident Commissioner ehall be admitted
<br /> to any ahare or part oP this contract or agreement, or to any benefit to arise thereupon.

<br /> the demised; Premises, which interPst is required to be such as will insure to the Govern-
<br /> ment u=:?on its making �.11 payments for which it is obligated under this lease, undisturbed

<br /> 21. �he Lesaor warrants that he �she) tthey� has/have not employed any person to
<br /> solicit or secure this lease upon any agreement for a commission, percentage, brokerage,
<br /> or contingent fee. B�each of this warranty shall give the Govern ment the r'ight to annul
<br /> this lease or in its discretion, to deduct trom any amount payable to the Leesor the sum
<br /> of such commission, percentage, brokerage or contingent fees. This warranty shall not �
<br /> apply tc commissions payable by the Lessor upon contracts ma.de through bona fide established
<br /> commercial or selling or rental agencies maintained by the Lessor for the purpose of secur-
<br /> inb business. * �c
<br /> 22. Notwithstanding any tarovisions of this lease to the contrary, it is agreed and
<br /> understood between the Government and the Lessor th�t the Government will not mak e any
<br /> paymenta outlined in any paragraph hereof until Pull poasession .oP the leased property
<br /> ia delivered to the Qovernraent. �t is further agreed a.nd understood between the Govern-
<br /> ment and the Lessor that the Government wi�l not assume to pay any such items if the
<br /> Lessor breaches his covenant set forth in aragraph No. 17 hereof to deliver posaession of
<br /> the leased property on or b�fore the fi .rst d�.y of the term as specified in Paragraph No.
<br /> 2 hereof.
