<br /> termination of this lease or when the C€overnment begins reconversion of the Premises,
<br /> shall then become the property of the Lessor, and the Government shall be under no obliga-
<br /> tion to restore or reconvert the Premises to their condition at the time of the execution
<br /> of this lease, except that when�ver the Government deems it impossible or undesirable be-
<br /> cause of the end of the emergency to e�rry out substantially the improvements agreed to

<br /> 7. The Governmen� agrees during the term of this lease, or any renewal thereof, to
<br /> � pay each year all taxes and water rates, all assessments � special or improvements) , and
<br /> munieipal or governmental rates, which are levied and imposed upon said Premises, or any
<br /> part thereof, �.nd become due �.nd payable during the period covered by the term of this
<br /> lease, or any renewal thereof: Provided, however, That the Government shall be required
<br /> to pay only such aesessments, or installments of assessments (special or improvement),
<br /> which are levied and imposed upon said Premises, or any part thereof, and which if �unpaid
<br /> will become past d.ue and/or delinquent during the period covered by the term of this
<br /> lease, or any renewal thereof, it not being intended that the Government sh�.11 pay any
<br /> asaessment which m�.y be payable in installments or otherwise, or 3nstallments of assess-
<br /> ments which �.o not mature during the term of this lease, or any renewal thereoP.
<br /> �. During the term of this lease, or any renewal thereof, the Government shall pay the
<br /> amounts of principal or interest which may become due during the period eovered by �the
<br /> term of this lease, or any renewal thereof, -on any mortgage, deed of trust, lien, or encum-
<br /> brance, b�t only in the amount and according to the schedule Yollowing:

<br /> When �ny obligation scheduled in para�raph €S of this lease, which is payable in substanti�lly
<br /> equal installments, ia paid in full during the original term of this lease, and upon the
<br /> furnishing of evidence satisfactory to the Government of the discharge of record thereof,
<br /> the �o�ernment sh�ll pay as additional annual rent to the Lessor, effective a8 of the next
<br /> succeeding date f�rn payment of any insta.11ment of rent hereunder, an amount equal to one
<br /> ��ar' s principal and interest amortization payment or payments on any such obligation,
<br /> paya.ble in qua.rterly inst�llments in the s�me manner as tne rerat apecified in paragraph 4
<br /> hereof. '�hen any single payment mortgage obligation on which interest only ia scheduled in
<br /> paragra.�h � of this lease is paid in full during the original term of this lease, and upon
<br /> the furnishing of evidence satisfactory to the Government of the discharge oP record _there-
<br /> of, the C�overnment sh�.11 pay as additional annual -rent to the Leesor, effective as of the
<br /> next succeeding date for .payment of any in�ta.11ment o.f rent hereunder, and amount equal to
<br /> the annual amount reserved by the Gavernment to pay such interest on such obligation, and
<br /> sueh additional annual rent sh�ll be payable in quarterly installments in the same �manner
<br /> as the rent specified in paragraph �- hereof. 3imilar additional pa�ments of rent shall
<br /> 3�e m�de to the Lessor when any such o�rligation ia paid in full during any renewal term of
<br /> this lease. The Lessor covenants and agrees not to permit, place, or eause to be placed
<br /> any mortgage, deed of trust, lien or encumbrance of any kind on the Premises after the execu-
<br /> tion of this lease without the ��rior eonsent of the Government.
<br /> 9. The Government agrees during the term of this lea8e, and any renewa.l thereof, to
<br /> nay �11 premiums which are due or become due for insurance of the 1'remises in the amount
<br /> of their reasonable insura3�le value, and the aovernment may, at its option, arra.nge for and
<br /> obtain insurance w3th respect to the Premises of such kinds, and in such reasonable amount�g,
