<br /> amount unpaid on this contract shall become due and payable without further notice; .and such

<br /> � 1. The Lessor hereby leases to the Government the Pollowing-deacribed Premises to-

<br /> Lot two �2) in Block Ei�hteen tl�� oP Arnold and Abbott 's Addition to the city of
<br />� � Grand Isla�d, P�ebraska., also known as 1009 West Third Street, arand Island, Nebraeka.
<br /> 2. To have and to hold the Premises Por a term of seven (7) years, beginning on
<br /> March 19, 19�+3, and ending on Mareh 1�, 1950.
<br /> �� 3. The Government may, at its option, renew this lease for an additional term of three
<br /> � �` t3) years at the same annual rent provided in paragraph 4 hereof plus annual amounts
<br /> (payable in quarterly installments in the same manner as tlie rent specified in paragraph
<br /> 4 hereof) equal to such annua.l amount as may h�.v� been added to the original rent under
<br /> paragraph � hereoP and the annual amount reserved by the Government during each of the
<br /> first seven (7) years to cover one-seventh of the cost of convertin� ( and reconverting,
<br /> if the conversion is temporary) the Premises, and upon the same terma and conditions by
<br /> giving the Lessor thirty (j0) days � notice in writing prior to the expiration oP the terms

<br /> reconverting, if the conversion is temporary) being the original estimated cost under para-

<br /> such renewal ahall operate to extend the term of this lease beyond two �2) years�after the
<br /> date when the President shall have dec�lared that the emergency declared by him on September
<br /> �, �939, has ceased to exist, or ten t10) years from the date of the commencement of the

<br /> 4. �`he Government shall pay the Lessor annual rent, sent to the address provided for
<br /> in para�raph 16 of this lease, of �420.00, payable in advanee in quarterly installments of
<br /> �105.00 on the 19th day of M�,rch, June, September, and December.
<br /> 5. The Government may, during the term of this lease, or any renewal thereof, build,
<br /> rebuild, remodel, recondition, rehabilitate, convert, change, and alter the Premises and
<br /> install and maintain additions and structures thereto, including internal and external
<br /> changes, and may change the num�ber of living units in the Premises and attach .flxtures
<br /> thereto, and make any and all improvements thereto, including utilities and roads, at
<br /> the expense of the Government: Provided, however, That these rights may be exercised in
<br /> accordance with plans �.nd speciPieations submitted to and approved in writing by the
<br /> Lessor. The Government m�y make such reasonable variations from and modifieations in,
<br /> such plans and specifications as originally approved by the Lessor, as the Government
