<br /> 9. The Govern.�ent agrees during the term oP this Iease,and any renewal thereof, to pay all
<br /> premiums which are due or becone due for insurance of the Premisesin the amount of thefr
<br /> reasonable insurable value,and the Governme�i� may, at its op�ion,arrange for and obtain
<br /> y insurance with respect to the Premises oP such kinds,and in such r-�aasar�able au�ounts,and
<br /> in such forms and companies as the Government fromtime to tir�e sha11 deem desirable.In
<br /> the event of loss,the Government shall have the right to apnly any insurance proceeds avail-
<br /> able to the Lesaor or the Gov�nment for the purpose rebuilding,restoring,or repairing the
<br /> Premises.
<br /> IO.The Government shall, during the term of this lease,or any renewal thereo�', take good
<br /> care of the Premises,and may �iake any and all repairs,both inter3.or and exterior,neces�ary .
<br /> to keep the Prer�ises in good order, condition,and repair,v�i'thout the consent or approval
<br /> of �he Lessor.Upon the surrender o� tne Premises by the Government, it will redecorate and/
<br /> or repaint the vacant portion oP the inter3or thereoP.
<br />� • 11. When�v�r �he whole o� said Premises or any essential part thereof ahall be destroyed
<br /> � by an� cause whatsoever, the Government ha$ the right and privilege to rebuild,restore,or
<br /> repair said Prenisee or elect to terminate the lease.In the event oP election to terminate
<br /> this lease, �he Governrnent shall give notice in writing of intention to terminate to the
<br /> Lessdr within sixty (60} days after such destructSon, in �rhole or in any essential part,
<br /> and the ins�allment oP rent payable for the period during rvhich the termination occurs ahall
<br /> be prora�ed.
<br /> , 12.The Government ma,y terminate this lease at any time during the original term,or any
<br /> renewal thereof,by giving to the Lessor thirty (30) days ' written notice oP such intention
<br /> to terminate.In the event of such termination,the installment oP rent payable for the period
<br /> durin� which the termination occurs sflall be prorated.
<br /> lj. The Government may assign or sublet a11 or any part of the Premises to tenants,occupants,
<br /> or other persona whom �t may select and such assignees or sub-lessees shal]. hage auch oP the
<br /> ri�hts granted to the Government under this leaee as the Government may grant to such a$eignee�
<br /> or sublessees.
<br /> 1�. The Lessor may put up "For Rent'� signs fif teen (15) � days prior to the termination by
<br /> the Goverment of its tenancy. -
<br /> 15. The Lessor with the intention t�hat the Government shall rely thereon and for the purpose
<br /> o�' inducing the Government to enter into this lease represents, states,covenants,and waxrants
<br /> that he ( ahe) (it) ( they) has/have a right to enter into this lease and has/have a good and
<br /> marketable title to the Premises as fallows:

<br /> prepaid postage at c/o H � L C �d 0 W B1�.g. ,Omaha Nebraska, sub,ject to the right oP either
<br /> the Lessor or the Goverrunent to designate by notiee in writing a new address �to whieh
<br /> said notices must be sent.
<br /> 17. The Lessor expressly covenan�s and agrees to del3.ver possession of the PreMises to
<br /> the Government �ree of occupancy by any tenant or any other person on or before the first
<br /> day of the term of this lease.
<br /> 1�. This lease sha].Z be binding upon the Leasor,his (her) (its) (their) heirs, executors,
<br /> adm�.nistrators, suecessors,and assigns.
<br /> � l9. It is agreed that this lease embodies the whole agreement of the parties,and that
<br /> there are no promises, terma,conditions,or obli�ations re�err3ng to the sub�ect matter
<br /> other than those contained herein.
<br /> 20. No Member oP or Delegate to the Congress shall be admitted to any share or part of
<br /> this aontract or agreement,or to any benefit to arise thereupart•

<br /> b etween the Government and the Lessor that the Government will not rnake any payments outlined
<br /> in any p�ragr�ph hereof until full possession of the leased property is delivered to the
<br /> Government.It is further agreed and unders�ood between the Government and the Lessor that
<br /> the Government will not assume to pay any such items if the Lessor breaches his covenant
