<br /> U�on completion of contract payments as set forth the parties of the first part agree to
<br /> furnish to the �arties of the second part, or assions, a Warranty Deed and good and suP-
<br /> ficient Abstract of Title shpwing a good 1?itle of record to the premi$es herein described
<br /> in t�ie partles of the first part.
<br /> Parties of the second ��a.rt agree to caxry fire and extended eover insurance on said
<br /> buildin�s for �t least the sum of �4000.00 payable in c ase oP Ioss first to the said
<br /> parties of the first part for such interest as they may then have in and to the property
<br /> herein described, and further agree to pay �,11 taxes and assessments or impositions that
<br /> may be legally levied or im�osed upon said property subsequent to October lst. 1.g42.
<br /> It is further understood and a�reed by and between the pa.rties hereta that said pa.rties
<br /> of the second part sna�ll ha.ve the privilege of making any payments in excess of the amount
<br /> herein set for�th to ap�ly in liquida.tion of balance due pa.rties of the first paxt on any
<br /> regular payment date.
<br /> It is mutually agreed that time is an esaential element in this contract. And it is further
<br /> agreed that in case o� any paymer�t, either of �rincipal or interest, remaining unpaid for
<br /> a space of 90 days after the same sha�7. become due, and in case of failure of the sald
<br /> parties of the second ��art to make eitner of the p�,yments or to perform any of the covenants
<br /> on their pa.rt herPby made and entered into, this contract snall at the option of the parties
<br /> of the first pa.rt, be forfeited and determined a.nd the parties of t11e second part shall for-
<br /> f eit all payments by them made on this contract, and s�ach payments shall be retained by the
<br /> said parties of the first part in full satisfaction of all the dama�es by, them sustained
<br /> and they sh�ll have the right to re-enter and take possession of said premises �.foresaid.
<br /> It is mutually agreed tl�at all the covenants and agreements herein contained shall extend
<br /> to and be obligatory u�on the heirs, executors, administrators and assigns of the re�pective
