<br /> KNOW ALL MEN BY THESE PRESENTS, That George Christenaen and Lizzie Christensen, husband
<br /> and wife, of Hal1 Countyt State oP Nebraska, Por and in con5ideration of the sum of One
<br /> and more DOLLA.RS, (�1.001 cash in hand paid by L.I.Buck hereinafter called arantee, the
<br /> receipt of which is hereby acknowledged, have granted sold, conv�yed, as�igned and delivered,
<br /> and by these presents do grant, sell, convey, assign and deliver unto said Grantee an un-
<br /> divided one-half interest in and to all of the oil, gas and other minerals in and under,
<br /> and that may be produced from the follow3ng described land situated in Hall County, 3tate
<br /> of Nebraska, to-witt
<br /> Northeast one fourth (NE�) of Section �, Township 12N Ran�e 11W containing 160 ac�es more
<br /> or less, togeth�r with the right of ingress and egress at all times for the purpose of
<br /> mining, drilling and exploring s�id lands for oil, gas and other minerals and removing the
<br /> same therefrom, with the right at any time to remove any or all equipment in connection
<br /> therewith.
<br /> Said land being now under an oil and gas le�.se executed in favor of, as appears oP record,
<br /> it is understood �.nd agreed that this �sale is made sub�ject to the terms of said lease, but
<br /> covera and includes one half of all the oil royalty, and gas rental or royalty due and to
<br /> be paid under the terms of said lease.
<br /> It is understood and agreed ti�at one half of the money rentals which may be paid to
<br /> ex�end the term within which a well may be bugun under the terms of said lease is to be
<br /> paid to the said Grantee, and in the event that the above described lease for any reason
<br /> become� cancelled or f�rfeited then and in that event an undivided one half of the lease
<br /> interests and all fu'��re rentals and bonuees on said land for oil, gas and other mineral
<br /> privileges shall be owned by the said Grantee, L.I.Buck owning one half of �11 oil, gas,
<br /> . and other minerals in and under said lands, together with one half interest in all future

<br /> TO HAVE AND TO HOLD the above described property, together with all and singular tbe
<br /> rights, appurtenances thereto in anywise belonging unto the said Gr�.ntee, herein, his
<br /> heirs and assigns for a period of the next 25 years from March 14, 19�+2, a,nd as long
<br /> thereafter as oi1 and/or gas is prodi�ced from these premises o .r the property is being
<br /> developed or operated and grantors do hereby bind themselves, their heirs, executors and
<br /> administrators to warr�.nt and forever defend all and singular the said property unto said
<br /> arantee; herein, his heir5 and assigns, against every person whomsoever lawfully claimin�
<br /> or to claim the same or any part there�f, and agree that the Grantee shall have the right
<br /> at any time to redeem for arantors by payment, any mortgage, taxes or other liens on the
<br /> above descr3.b�d lands, in the event of default of payment by arantors, and be subrogated
<br /> to. the rights of the holder �hereof.
