<br /> KNOW ALL MEN BY THESE PRESENTS, That Jens Jensen & �arol�.na Jensen, husband & wife, of
<br /> Hal.l County, Stat� of Nebraska, for and in consideration of the sum of Ten & more DOLLARS,
<br /> (�I0.0�) c�.sh in hand paid by L.I.Buck hereinafter ealled arantee, the receipt of which i�
<br /> hereby acknowledged, have gra.nted, sold, convey�d, agsigned and delivered, and, by �hese
<br /> presents do grant, sell, convey, assign and deliver unto said Gr�.ntee, an undivided One-
<br /> nalf interest in and to all of the oil, gas and other mineral� in a nd under, and that may
<br /> be produced from t�e Pollowing described land situated in Hall County, State of Nebraska,

<br /> R�.nge 11 W. containing 314 acres more or less, �ogether . with the right of ingress and
<br /> egrees at al1 times for the purpose of mining, drillin� and exploring said lands for oil,
<br /> gas and other minerals and rernoving the same therefrom, with the right at any time to
<br /> remove any or a11 eq.uipment in conn�etion therewith. �
<br /> Said land being now under an oil and gas lease executed in favor of, as appears of
<br /> record, it is understood and agreed that this sale is made sub,�ect to the terms of said
<br /> lease, but covers and includes One-half of all thE oil royalty, �nd gas rental or royalty
<br /> due and to be paid under the terms of said lease.
<br /> It is understood and a�reed that One-half of the money rentals which may be paid to �
<br /> extend the terrn within which a well may be begun under the terms of' said lease ig ta be
<br /> paid to the said Grantee and in the event that the above described lease for any reason
<br /> becomes cancelled or forfeit�d. then and in that event an undivided one-half of' the leas�
<br /> interests and all future rentals � and 'bo nuses on said land for oil, gas and other minPral
<br /> prlvileges sriall be owned by the said Grantee, L. I.Buck owning One-h�,lf of all oil, gas,
<br /> and other minerals in and under said lands, tog�±ther with one-ha1P interest in all future
<br /> events.
<br /> TO HAVE AiJD T;� HQLD the above described property, together with all and singular the
<br /> rights, appurten�.nces thereto in anywise beionging unto the said Grantee, herein, his
<br /> heirs and assigns f^r a period of' the n�xt 25 years from Mareh 16, 1942, and as long
<br /> thereafter as oil and/or gas ig produced from these premises or the property is being
<br /> developed or operated and gr�,ntors do hereby 'bind themselves, their helrs, executors and
<br /> administrators to warrant and forever defend all and singular the said property unto said
<br /> Grantee herein, his heirs and assigns, against every per5on whomsoev�r lawfully claiming
<br /> or to elaim the same or any part tnereof, and �gree tnat the Grantee shall have the right
<br /> at any time to redeem Por arantors by payment, any mortg�ge, taxes or other liens on the
<br /> above described lands, in the event of default of p�yment by arantors, and be subrogated
<br /> to the rights of the holder thereof.
