<br /> That part of' the 3outheast Quarter of the Southeas� Q�narter (SE�SE}) oP Seetion Thirty-
<br /> o�e (31) , Township T�n (10) 1�orth,Range Twelve (12) West of the Six�h Principal Meridian,
<br /> lying north of the Lessor �s right of way.
<br /> Should the title of this l�asehold at any time du�ing its life become severed from the
<br /> title to the abut�ting land, 'Chen this lease shall become ipso facto null and void, Any
<br /> � sale or conveyance of such abutting land shall carry with it said leasehold estate and the
<br /> purchaser or grantee shall beco me bound by the terms hereof as fu11y as the original Lessee.
<br /> The Lessee is also to notify th� Lessor of any transPer of the title of the abutting property
<br /> owned by the Lessee.
<br /> As a consideration for this lease the Lessee is to pay in advanee to the Lessor �ne
<br /> Dollar per annum; to pay all taxes and assessments levied upon the leased premises durin�
<br /> the continuanc� of this lease, not including taxes or assessments levied against the leased
<br /> premises as a componen� part of the railroad property of Lessor in the state as a whole; to
<br /> nlow and maintain upon the oUter boundary of Lessor ' s 400 foo� right of way, or as near
<br /> thereta as practicable, a fireguard at least six feet wide; to keep the leased premises Pree
<br /> from combustible material; to plant no '�rees or shrubbery, and to erect no struc�ures there- '
<br /> or�; to put nothing upon the leased premises which might obstruct or interfere with the view.
<br /> L�ssor reserves the right to take ternporary or permanent possession of all or any portion
<br /> of the leased premises whenever their use may become necessary or expedient, in the ,�ud�-
<br /> ment of the L�ssor, Por railroad purposea, including the location of public or private
<br /> warehouses, elevators, or other industries with the design to Pacilitate and promote traffic, ',
<br /> or for, or in connection with drilling for or minin� of oil, gas, eoal or other minerals ,
<br /> of whataoever nature upon or underlying the surface of the leased premises by the Lessor
<br /> or by others with its permiasion.
<br /> This lease is sub,ject to all outstanding superior rights, �.ncluding those in favor of
<br /> telegraph and telephone companies and for nublic highway purposes. Tf by reason oP a line
<br /> change, or otherwise, the title of the Lessor sha11 cease bePore the expiration of the
<br /> terrn above provlded, ar� if the ieasing oP the above described premises is held to be, or
<br /> should become, inconsis'�ent with the law of the land, thia lease shall thereupon terminate.
<br /> The Lessee ehall have the right to cancel this lease at any time upon 30 days ' written
<br /> notice.
<br /> �his lease ie to beeome nu11 and void upon the Pailure oP Lessee to keep any of the
<br /> conditions hereof and is not to be assigned without the written consent of the Leasor. The
<br /> Lessee will surrender peaceable posaession of said premises at the expiration of this lease.
<br /> It is unders'�ood that all covenants and agreements herein recited are made by the
<br /> parties hereto for, and sha11 be binding upon, themselv�s and their heirs, executora, ad-
<br /> ministrators, successors and assigns.
