<br /> CONTRACT F'OR SALE OF REAL ESTATE
<br /> This contract made and entered into this lst day of April, 1941, by and between Harry
<br /> peters, party of the first part and Willis Mercer and Ethyl May Mercer, husband and wife,
<br /> parties of the second bart.
<br /> WitnPSSeth: That the party of tne first part has this day bargained and sold to tne
<br /> said parties of the second part the following� described real estate, to-wit:
<br /> Lot Nine ( 9) , in Bloek Five �5) , in H. G. Clark 's Addition to the City of Grand Island,
<br /> Hall County, Nebraska, according to the recorded plat t'r�ereof,
<br /> for the sum of Twenty-four hundred Dollars ��2, �#-00.00) ; One hundred Dollars (�100.00) of
<br /> which has been paid, receipt of wnich is hereby acknowledged, the remaining principal,
<br /> with accrued interest at the rate oP 5�6 per annum, shall be paid to the narty of the first
<br /> nart in the following manner: Twenty-five Dollars � �25. 00) a month, or any multiple amo�znt
<br /> thereof; interQst to be paid only upon t�ie unp�id I�rincipal after the monthly payment has

<br /> above pa.yments are all m�.de, then tne said party of the first part will execute and deliver
<br /> to the said parties of the second part, or their assigns, upon surrender of trlis contract,
<br /> a warranty deed and good and sufficient, marketable abstr�ct of title to tr�e above described
<br /> premises, and .
<br /> It is further agreed that in case any payment, either of principal or interPSt, remain-
<br /> ing unpaid for a period of ninety (90) days a�ter the same shall become due, or the failure
<br /> �to pay a.ny taxes or �.ssessments at the time the same became due, then and in that case the
<br /> whole amount unpaid on this contract shall become due and payable without further notice,
<br /> and such delinquency in pa.yment, or tne failure in other respects by the parties of the
<br /> second part to verform the stipulations of this contract, or any part of it, shall entitle
<br /> the party of t'r�e first part to immediately ta�ke possession of the premises described herein,
<br /> a.nd tnat tne parties of the second part shall forfeit all payments made under thiscbntra.ct,
<br /> and said contract to be bind.ing on the heirs, assigns and �.dministrators of al1 narties
