<br /> 17b04—The Auguarine Co., County 8upplies, Grand Island, Nebr.
<br /> and conveyed, sha11 be sold sub,�ect to the following res'�rictions and condi'�ions, �o-wit:
<br /> l. All lots in the tract snall be known and described as residential. lots. No
<br /> structures shall be e�eeted, altered, placed, or permitted to remain on any regidential
<br /> building p3Qt othe� than one detaehed single family dwelling not to exeeed one and one-hal�'
<br /> stories in height and a private garage for not more than two cars.
<br /> 2. No building sha11 be located nearer to the Pront 1ot lin� or nearer tv the side
<br /> s�reet line than �he building setback line shown on the recorded plat. In any event, no
<br /> building shall be located on any residential building plot nearer than 25 Peet to the fron�
<br /> lot 1ine, nor nearer than 5 Peet to any side atreet line. No buildin�, except a detached
<br /> garage or other outbuildin� located 70 feet or more from �he front 1ot line, shall be
<br /> located nearer �han 5 feet to any side 10'� 13.ne. No residenc�.eor attached appurtenance shall

<br /> 4. No noxious or off'ensive trade or ac'�3v3�y shall be carr�.ed on upon any lot nor
<br /> shall anything be done therAon which may be or become an annoyance or nuisance to the
<br /> neighborhood.
<br /> 5. No trailer, basement, tent, shack, �ara�e, barn, or other outbuilding erected in '
<br /> the tr�act shall at any time be used as �, residence temporarily Qr permanently, nor shall
<br /> any structure of a temporary character be used as a residence. .
<br /> 6. No dwelling costing less than �2500.00 shall be permitted on any lot in �he tract.

<br /> 7. That all deeds conveying lots in said subdivision aliall contain these restrictions
<br /> or a reference to these restrictions, which shall be filed in the office of the Register

<br /> persons, claiming under them until January l, 19�0, at which time said covenants shall be
