<br /> It is hereby agreed by and between said parties that when said ��k500.00 is due, if all
<br /> taxes interest and rincipal payments that have matured have been paid., tnat said second

<br /> All payments due and to become due under this contr�..ct shall bear 4�� from March l, 1941.
<br /> F�ilure to pay any payment of principal or interest due under this contract, or failure to
<br /> p�,y tne taxes on the land will cause all unpa.id p�yments to become due and payable immed-
<br /> iately, �nd firs'� party may proceed to make collection as provided by law.
<br /> '�he party of. the second part further agrees to pay tne taxes on said mortgage and the
<br /> d.ebt secured thPreby, and to carry �1500.C�0 insurance on said property, payable in case
<br /> of loss to said first party. `�ne party of tne first part is to furnish to the party of
<br /> the sec�rid part, or a�signs, a warranty deed and a good and merchantable abstract of title
<br /> on or before March lst 1947.
<br /> The abstract of' title has been examined by second party arid approved by him tnis First
<br /> day of March, 1941.
<br /> First party to ��y lg�-o and r}rior taxes and second barty to pay 19�1 and subsequent taxes
<br /> on said land .
<br /> It is mutually agreed that time is an essential element in tnis contract and it is furtner
<br /> agreed triat in case eitner of tne p�rties hereto shall fail to perform the stipulat�on of
<br /> tni.s contract, or any part of t:rie same, tr�e failirig party snall p�y the other party of
<br /> this contract the sum of Five Hundred (�500.00) Dollars.as damages for non-fulfillment of
<br /> con�ract.
