<br /> One Dollar in hand paid and other valuable consideration, do
<br /> grant, bargain, sell, convey and confirm unto
<br /> ALLYN W. EATON and CHARLOTTE S. EATON,
<br /> of Grand Island, Nebraska, as JOINT TENANTS with right of sur-
<br /> vivorship, and not as tenants in common, the following des-
<br /> cribed real estate, in HALL COUNTY, NEBRASKH, TO-'lJIT:
<br /> A tract of ground in the Southwest Quarter (S:"�)
<br /> of Section Twenty-Three (23) , Township Eleven (11) ,
<br /> North, Range Nine (9) West of the 6th P.M, described
<br /> as follows: Starting at a point on the West section
<br /> line of said Section Twenty-Three (23) , Four Hundred
<br /> Twenty Three Feet (423') North of the Southwest corner
<br /> of said Section, this point also being on the Center-
<br /> line of the Wood River channel; thence Northerly
<br /> on the Section line a distance of Nine Hundred Forty
<br /> Nine Feet (949�) ; thence at an angle of Ninety i�egrees
<br /> (90�) to the right a distance of Six Hundred Sixty
<br /> Five Feet (665�) to the Centerline of the NJood River
<br /> channel; thence upstream on the Centerline of such Vlood-
<br /> River channel to the point of beginning and containing
<br /> 7.0 acres more or less and such tract being a part of
<br /> Government Lot �ne (1) of the Mainland. (VJhich tract
<br /> of ground is described by metes and bounds in the plat
<br /> of survey as certified to by Lester Ehlers, Registered
<br /> Land Surveyor and Hall �ounty Surveyor on Uctober 19,
<br /> 1959, identified as Exhibit "A" attached hereto and made
<br /> a part of this conveyance by reference, subject to the
<br /> "use for road purposes" of a strip Twenty S2ven reet (27�)
<br /> wide off the VUest side thereof as provided in the deed
<br /> recorded in Book 37 on Page 98 of Deed Records of Hall
<br /> County, Nebraska.
<br /> together with all the Tenements, Hereditaments and Appurtenances
<br /> to the same belonging and all the estate, title, dower, ric�ht
<br /> of homestead, xight of life use, together �vith all rights,
<br /> of reversion, rev°stment of title, and other ri�hts arising
<br /> out of any breach oi the covenant in such deed recorded in
<br /> Book 37 on Page 98, and every claim or demand �vhatsoever, oT
<br /> the Grantors herein, or any oi them in or to the same, or
<br /> any part thereof.
<br /> TO I-iF.VE AND TO HOLD the above described premises, unto the
<br /> said Grantees ana to their assigns, and to tihe heirs and
<br /> assigns of the survivor of them, forever.
<br /> And we, Evelyn Diekman, Elmer D. Stelk, Elaine Collier and
<br /> Dorothy Sievers, for ourselves and for our heirs, executors
<br /> and administrators, do hereby covenant �vith the said Grantees
<br /> and with their assigns and with the heirs and assigns of the
<br /> survivor of them that we are la�rfully seized of said premises;
<br /> tnat they are free from encumbrance; and that vre have good
<br /> right and lawful authority to convey the same; and, that �ve
<br /> shall VJARRANT AND DEFEIVD the title to saia premises against
<br /> the lawful claims of all persons whomsoever.
