<br /> hisrent share of craps for 1908 to March 1,1909 of �he 100 acres under rent ehare lease.
<br /> - Now, if the said party of the eeaond part shall pay the sum as above eet forth, time be-
<br /> -in� of the esaence of this contract , and shall pay all taaes and assessments, whether �apacial cr
<br /> general, which may becoma due on said real estate for �Che year 1907 and 1908 and thereafter unt il
<br /> the above payraents are all made� than said partp of the first part shall� at his owu cos� , eaecu�•
<br /> and deliver �Co the said pe�rtq of the second part, or her assigns, upon eurrender of this aontraat�
<br /> a warranty deed to the above dascribed premises , free and clear of encumbranaee ezcept 190'7 and
<br /> 1908 ta�ces.
<br /> �ND IT I8 Ft1RTHER AQR�ED that in caae any payment, either o� pYincipal or interest, rema -
<br /> -ing urzpaid for the ppace of thirty days after the same shall becoma due + or a failure to pay any
<br /> taxes or assessments, at the time the same becom�as due, then in that caee, the Rhole amount unpaid
<br /> on th3e contract, shall become due and papable without further notice: and such delinquensy in p�p
<br /> -ment, or the failure in other reepects by the party of the second part to perform the $t3pulation
<br /> � of thi$ contrac�, or any part of them, shall entitle the party of the first part to immediate posa
<br /> -�ession of the premiaes deacribed herein, and the party of the second par� shall forfe3t all pay-
