<br /> said premiseg are to be used for general garage purposes, including the sale, storage, and r�pair !

<br /> The Iessors agree to re-build and repair the Ploor in said building su#�table for the abone purpose;s,
<br /> and to put the rooP in proper condition, all of which are to be done oa or bePore the 10th day of
<br /> May, �93g, and the Iessors agree that they will pay all taxes, apecial assesamenta, which may be
<br /> levied or aesessed against said leased premises durin� the term of this lease, and any and alI
<br /> othPr taxes and asseasments, except Yor any improvements or removable fixturea which may be made
<br /> or installed in and upon said premises by the lessee.
<br /> The lessee �o h�ve the right to rebuild �he front, to make it more attractive for the purposes
<br /> herein described, but not to weaken the building.
<br /> THIRD.
<br /> The Leesee a.greea to keep the premises in as good repair as the same now are, ordinary wear and
<br /> decay, damage by Pire or the elementa, auperior Porce or inevitable neceasity, excepted; eaid 1es�
<br /> see Purther agrees that he will keep said premises and appurtenancea and ad�oining alley in a cle$n
<br /> and healthful condition aeeording to th� city ordinances and the direction of the proper public
<br /> o�ficers, during the term oP this lease, at his own expense; and will, �ithout in�ury to the roa�,
<br /> remove the snow and ice when necessary, and alean the snoe and ice from the sidewalks in front ae
<br /> said premises ; that he will have the ri�ht and privilege to make any improvements which he deeire�
<br /> on said premises which in no wise or m�„nner v��eaken the bullding, or in any manner destroy said
<br /> building, or any part thereoP, and agrees at the expiration oP this Iease, to y1eld up said prern-
<br /> isee to said Iessors in as good candition and repair ae the same now are, ordinary wear, damage
<br /> by flre and the elements excepted.
<br /> It is further a�reed and understood that any and all shelving, furniture, equipment or improve-
<br /> ments installed or mRde by the Ieseee may be removed by the lessee at the expiration of hia term,
<br /> at his option, and upon such removal he ehall repair any damage to the buildin� by reason of such
<br /> removal.
<br /> FOURTH.
<br /> The Isssee further agrees that he will not allow said premises to be used for any other purpose
<br /> � that will increase the rate of insurance thereon; that he will not sub-let the same, nor any part
<br /> thereof, nor aesign this lease, without in each case the written conaent of the Iesaors is had;
<br /> that he v�ill not permit any transPer by operation oP Iaw of the interest in said premises acquired
<br /> through this lease; that he wilZ no� permit said premisea to be used f�r any unlawPul purpose or
<br /> other purposea tht�t wi1.I in�ure the reputation of the building of which they are a part, or di�tulrb
<br /> any oP the ad,�oining property owners. The written consent of said lessors ia not to be unreasor�-
<br /> ably withheld, provided the moral and financial ability oP the proposed tranaferee or transferees�

<br /> The Leasee further agrees to pay, in addition to the rent above specified, all water renta and
