<br /> to reta:Ele possession of the demised premises and immediately to commence an action of forcible ent;ry
<br /> and detention to obtain possession of the demised premises, as provided by the laws of the 3tate
<br /> of Nebraska.
<br /> 10. The Lessors hereby covenant and a�ree that th.e Lessee, on paying the rents herein reserved,
<br /> and performino all of the covenanta and agreements on the part of the Lessee to be perPormed as
<br /> provided for in this Lease, shall and may peaceably and quietly have, hold, occupy and en�oy the
<br /> demised premises for the term of this Lease, f ree from molestation, eviction or diatur.bance by the
<br /> Lessors or by any other person or persons whatsoever.
<br /> 11. Whenever notice shall be given to the Lessee pursuant to any of the terme of this Lease, such
<br /> notice sha7_1 be in writing and shall be sent by regi�tered mail addressed to the Lessee at the
<br /> Capitol Theatre Building, Des �Ioines, Iov�ra, or to such other address designated from time to time
<br /> by the Lessee to the Lessors. Whenever notice shall be given to the Lessors pursuant to any of the
<br /> terms of this Lease, such notice shall be in v��riting and �hall be sent by registered mail addres4ed
<br /> to the Lessors at 4rand Island,Nebraska, or to such other add.ress designated from time to time by
<br /> ' the Lessors to the Lessee.
<br /> 12. The Lessors and the Lessee hereby agree that this Lease takes the pZace of , and is in substi- ,
<br /> tution o�', that certain lease, dated 5eptember 27, Zq33 bet�een the Lessors and Premier Theatres,
<br /> Incorporated, a Nebraska corporation, which lease `��as assigned to the Lessee by the said Fremier
<br /> Theatres, Incorporated under date of November 11, 1936.
<br /> 13. It is coven�.nted and agreed by and between the partiea h�reto that all the covenants, agreeme�ts ,
<br /> conditions and undertakin�s in this Lease contained shall be construed as covenants running with .
<br /> the land, and s11aZI extend and enure to and be binding upon the legal representatives, heirs , suc-
<br /> �eesors and aGsigns of the respective parties hereto, the eame as if they were in every case named
<br /> and expressed, and wherever in this Lea9e reference is made to any of the partiea hereto, it shall
<br /> be held to include and apply to the Iegal representativea, heirs and asaigns, or the succeasora
<br /> and assi�ns, of each such party (as the case may be) , the same as if in each and every case so
<br /> expressed.
