<br /> ARTICLES OF AGR�EP�EN?', Made this third day of September, 1932, be��een John F.Ruff, of the fir t
<br /> part, and Ray 9�. In�alls and Harry D.Turner, of the second part, -
<br /> '�ITNESSETH, Th�,t the s�.id party of the first part hereby covenants and a�rees that if the part
<br /> of the second part shall first make the payment and perform the covenants here?nafter mentione
<br /> �
<br /> on his p�.rt to be made and performed, the said party of the first part agrees to furnish to
<br /> second party a �ood and sufficient abstract of title showing a good title of record, to the
<br /> premises hereinafter described, in the party of �the first part , and will convey and assure to
<br /> the party of the second �part , in f ee simple, clear of all encumbrances whatsoever , by good and
<br /> suf.ficient warranty deed, th� following lot, piece and parcel of ground, viz; the land descri ed
<br /> in the typewritten sheet a�tached hereto.
<br /> Th�,t part of the northwest quarter of the riortheast quarter of section number twenty four (24)
<br /> Township 't`welve north , range t�aelve �rest of the 9ixth P.M. in Hall County, Nebraska, which lie
<br /> 'south of the ri�ht of way of the Chicago, Burlin�ton and Quincy RailwaY Company, excepting the
<br /> following tracts;-
<br /> Excepting , the west half of the west half of the northv�est quarter of the northeast quarter of
<br /> the said sec�ion, v�hich land is now owned by John Orndoff.
<br /> Excepting also , the south five (5) acres of the said north�est quarter of the northeast quarte
<br /> �ehich was conveyed by warranty deed �rom John A.Ruff to the Evangelical Lutheran Christ Ohurch
<br /> Congregation, and v�hioh is recorded in the records of Hall County, Nebraska, in the office of
<br /> the Re�ister of Deeds in book 57 on page ��2.

<br /> Exceptin� al�o , the property described in the warranty deed from the Lincoln Land Company to
<br /> the qilla�e of Cairo , Nebraska, recorded in the records of the Register of Deeds of Hall Count ,
<br /> Nebraska in book 23 , on pa�e 565.
<br /> Excepting also , a tract of land beginnin� at a point in the west line of the �,lley �gposite th
<br /> west end of the center of Medina Street , as shoa�n on the plat of the second addition to Cairo ,
<br /> Nebraska, thence runnin� west One hundred eighty one and one half feet (1�1.5) , thence running
<br /> north two hundred forty (240) f eet, thence runnin� east one hundred eighty one and one half (
<br /> (1�1.5) feet , thence runnin� south two hundred forty (2�-0) f eet to the place of beginning.
<br /> ' And the said party of the second par� hereby covena,nts and agrees to pay to said party of the
<br /> first part , the sum of Four Thousand and no/100 DOLLARS, in the manner followings T�entq Five.
<br /> and no/100 Dollars, cash in ha.nd paid, the receipt whereof is hereby acknowledged, and the '
<br /> balance to be paid as follows:- Fifteen and no/100 Dollars on the 15" day of October, 1932, an
<br /> Fifteen and no/100 Doll.ars on the 15" day of each succeeding month thereafter , until the sum o
<br /> Four Thousand and no/100 Dollars has been paid in full.
<br /> The second par�ies to keep the barn inaured for its insurable value with loss payable clause
<br /> to the policy payable to the said first party.
<br /> and to pay all taxes , assessments or impositions that may be legally levied or imposed upon '
<br /> � said land, subaequent to the year 1931. And in case of f ailure of the said party of the secon
<br /> part to make either of the payments or to perform any of the covenants on his part , hereby ma
<br /> �� and entered into , this contract shall at the option of the par�y of the first part , be for- ,

<br /> feited and de�ermined and the party of the second part shall forfeit all pa,yments by him made
<br /> on this contraet and such payments shall be retained by the said party of the first part , to- '
<br /> �ether with an additional two Hundred Fifty Dollars , which the second parties agree to pay as

<br />, additional dama�es for non fulfillment of contract and the said first party shall have the

<br /> right to re-enter and take possession of the premises. I
<br /> It is mutually agreed that all the covenants and a�reementa herein contained shall ex�end to
