<br /> THIS LEASE, Made this 27th day of November, 192�, between John Schuller, (called landlord) an
<br /> The Adebrask�a Pipe Line Company, a Nebraska Corporation, (called tenant) , is as follows:
<br /> That in consid��,ation of the covenants of the tenant hereinafter set forth, the la�dlord does
<br /> by these presents lease to the tenant the following described pro�erty,to-�it : The tra.ct of
<br /> ground hereinaf�er described, Quarter of Section ---- Township--- Range--- : A plot of ground
<br /> not exceeding 20 by 50 feet in sixe, length�rise with the Pipe Line of said grantee , and adja-
<br /> cent to it , at the north end of the NE� NE� of Section 22� toean 11, Range 9, in Hall County,
<br /> Nebraska, from the lst da.y of January, 1930, or so soon thereafter aB the present tena.nt shal
<br /> give possession of the same , to the lst day of January, 1931. In consic�,ration thereof, the
<br /> ten�.nt undertakea and aerees to pay the landlord the sum of Ten (10) Dollars , cash in ad.v�nce
<br /> this lease being renewable f rom year to year upon the payment of the said sum of Ten Dollars ,
<br /> yearly in advance, on or before the lst day of January, of each succeeding year. Failure to �
<br /> pay ea�:d sum for a period of thirty days after written. notice from the grantor herein,
<br /> addressed to the Comnany's office in Lincoln, Nebraska, under registered mail, shall work a
<br /> forfeiture of this lease. � �
<br /> It is furt'r�er understood and agreed that in the event said Grantor, his heirs, or assigns,
<br /> shall plat the adjacent lands into lots and block for residen�e purposes, that the grantee
<br /> herein, its successors , or assigns, �hall purchase the residen�e lot of which this tract u

<br /> shall form a part , at the price received by the grantor for the adjacent lots, when so platte . �
<br /> Upon failure of the tenant to carry out the provisions of this lease, or any one of them, .
<br /> bindin�; upon him, the Iandlord may declare it at an end and the tenancy created by it termin- �
<br /> ated and may oust the tenant from the premises and recover possession by an action of forcibl �
<br /> �
<br /> detainer , and as a guarantee on his part of tne fulfillment of all the provisions herein the
<br /> tenant has deposited with the landlord �---- to be forfeited, if at,�the ter.mination of this
<br /> lease, he h�.s failed or damaged the landlord�s property, or neglected to properlq cultivate
<br /> all crops. � .
