�����AQ�� <br />NON-UNIFORM COVENANT3. Borrower and Lender fiuther covenant and agree as follows: <br />22. AcceleraHon; Remedies. Lender ahell give nodce to Borrower prlor to acceleration following <br />Borrower's breach of any covenant or agreement in t6ia Securlty Instrument (but not prlor to acceleratlon under <br />SecHon 18 unless Appllcable Law provldes otherwlse). The noflce ahall specify: (a) the default; (b) the actlon <br />required to cure t6e default; (c) a date, not leas t6an 30 days from the date t6e notice is gtven to Borrower, by <br />which the default must be cured; and (d) that failure to cure t6e defaWt on or before the dste specftied in t6e <br />noflce may result in acceleratlon of the suma secured by t6is Security Instrument and sale of the Property. The <br />aol3ce ahall furt6er ioform Borrower of the rlg6t to reiastate after acceleratloo and the r1g6t to bring a court <br />aclion to asaert the non-esistence of a default or any other defenae of Borrower to acceleraHon and asle. If the <br />default is not cured on or before the date apedfied in the noHce, I.ender at its optlon may require immwliate <br />payment ia full of all sums aecured by t6ia Securlty Instrument without furt6er demaad and may invoke the <br />power of sale aad any other remediea permitted by Appllcable Law. Lender ahall be enHtled to collect ell <br />egpenses incurred in pursuing the remedies provlded in this SecHon Z2, Including, but not limited to, reasonable <br />attorneys' fees and costs of HUe evidence. <br />If the power of sale is invoked, Trustee ahall record a nottce of default in each county in whic6 any part <br />of the Property is located and shall mail copies of suc6 notIce in the menner prescrlbed by Applicable I.aw W <br />Borrower and to the other peraons pracrlbed by Appticable Law. After the Hme required by Appllcable Law, <br />Trustee shall give publlc noHce of sale to the persons and in t6e maoner prescrlbed by Applicable Law. Trustee, <br />w7t6out demand on Borrower, shall aell t6e Property at publlc suctfon to the hig6est bidder at the time and <br />place and under the terms deslgnated in the noflce of sale in one or more parcels end in any order Trustee <br />determines. Trustee may postpone sale of all or any parcel of the Property by public aonoancement at the time <br />and place of eny prevlously scheduled sale. Lender or its daignee may purc6ase t6e Property at any sale. <br />Upon receipt of payment of the price bid, Trustee a6a11 deliver to t6e purchaser Trustee's deed conveyiag <br />the Property. The recltals in the Trustee's deed shall be prlms facie evidence of the truth of the statements <br />made therein. Trustee shall apply the proceeds of the sale in the following order: (a) to aU costs and expeases <br />of eaerdaing t6e power of sale, and the salc, including t6e payment of t6e Trustee's fees actually incurred and <br />reasonable attorneys' fees as permitted by Applicable Law; (b) to all aums secured by this Securlty Instrument; <br />and (c) any egcess to t6e person ar persons legally entltled to it. <br />23. Reconveyance. Upon payment of all sums secutedby khis Security Instrument, Lender shall request Trustee <br />to reconvey the Property and shall suttender tlils Security Instrwnent and all notes evidencing debt secured by this <br />Security Instrument to Trustee. Trustee shall reconvey the Property without wananty to the person or persons legally <br />entiUed to i� Such person or persons shall pay any recordadon costs. Lender may charge such person or persons a <br />fee for reconveying the Property, but only if the fee is paid to a durd party (such as the Trustee) for servic� rendered <br />and the charging of the fee is pemritted under Applicable Law. <br />24. Subsdtute Truatee. Lender, at its optioa, may from time to time remove Trustee and appoint a successor <br />trustee to any Trustee appointed hereunder by an inshument recorded in the county in which this Security Instrument <br />is recorded Without conveyance of the Property, the successor trustee shall succeed to all the tiUe, power and duties <br />confened upon Tcvstee herein and by Applicable Law. <br />25. Request for Notices.
