<br />TRUSTEE'S DEED
<br />This instrument, made this 9�' day of December, 2011, between Eric H. Lindquist, a
<br />member of the Nebraska State Bar Association, Successor Trustee, hereinafter called
<br />"Grantor", pursuant to a power of sale contained in that certain Deed of Trust recorded on
<br />July 11, 1995 as Instnunent No. 95-104612 in the Office of the Register of Deeds of Hall
<br />County, Nebraska, and Nice Homes, Inc., hereinafter called "Grantee".
<br />WHEREAS, on September 19, 2011, Grantor, executed a Notice of Default pursuant
<br />to which notice was given to Pat Sysouvanh and Molly Sysouvanh, husband and wife,
<br />Trustors, under that certain Deed of Trust recorded on July 11, 1995 as Instrument No. 95-
<br />104612 in the Office of the Register of Deeds of Ha11 County, Nebraska, covering that certain
<br />premises described as:
<br />LOT TWENTY-FIVE (25), EAGLEWOOD ACRES SUBDIVISION,
<br />HALL COiJNTY, NEBRASKA,
<br />that a breach of an obligation for which fihe trust property was conveyed had occurred, and
<br />setting forth the nature of such breach and of his election to sell'or cause to be sold such
<br />property to satisfy the obligation. Said Notice of Default was filed for record in the Office of
<br />the Register of Deeds of Ha11 County, Nebraska, on September 20, 2011, as Instrument No.
<br />201106945.
<br />A copy of such Notice of Default was thereafter mailed to a11 parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
<br />Subsequent thereto, beginning on October 25, 2011, Grantor caused to be published in
<br />The G�and Island Independent, a newspaper having a general circulation in Ha11 County,
<br />Nebraska, a Notice of Trustee's Sale setting forth a description of the property to be sold and
<br />stating that the described property would be sold at public auction to the highest bidder for
<br />cash or certified or cashier's check, at at the lower level lobby of the Hall County Courthouse,
<br />1 st & Locust Street, Grand Island, Hall County, Nebraska on December 8, 2011. Publication
<br />of such notice was made for five consecutive weeks on October 25, 2011, November 1, 2011,
<br />November 8, 2011, November 15, 2011 and November 22, 2011, the last publication being at
<br />least ten (10) days but not more than thirly (30) days prior to the date of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat.
<br />§76-1008.
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Grantor,
<br />did at the time and place mentioned in said Notice of Trustee's Sa1e, ofFer said property for
<br />sale at public auction, and did sell the same to Grantee for the sum of $73,050.00, it being the
<br />highest bidder therefor.
<br />NOW, TI�REFORE, in considerati�n of the premises and of the sum of $73,050.00
<br />so bid and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its
<br />successors and assigns forever, a11 the estate, right, title and interest of which the said Pat
<br />Sysouvanh and Molly Sysouvanh, husband and wife, and their successors in interest, were
