<br />TRUSTEE'S DEED
<br />This instrument, made this �� day of December, 2011, between Eric H.
<br />Lindquist, a member of the Nebraska State Bar Association, Successor Trustee, hereinafter
<br />called "Grantor", pursuant to a power of sale contained in that certain Deed of Trust recorded
<br />on April 28, 2003 as Instrument No. 0200305116 in the Office of the Register of Deeds of
<br />Hall County, Nebraska, and Jay W. Lee, a married person, hereinafter called "Grantee".
<br />WHEREAS, on April 1, 2011, Grantor, executed a Notice of Default pursuant to
<br />which notice was given to Lori Garcia and Augusto Garcia, wife and husband, Trustors,
<br />under that certain Deed of Trust recorded on Apri128, 2003 as Instrument No. 0200305116 in
<br />the Office of the Register of Deeds of Hall County, Nebraska, covering that certain premises
<br />described as:
<br />LOT 64, WEST HEIGHTS ADDITION, CITY OF GRAND ISLAND,
<br />HALL COUNTY, NEBRASKA,
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and
<br />setting forth the nature of such breach and of his election to sell or cause to be sold such
<br />property to satisfy the obligation. Said Notice of Default was filed for record in the Office of
<br />the Register of Deeds of Ha11 County, Nebraska, on April 6, 2011, as Instrument No.
<br />201102647.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Neb. Rev. Sta.t. §76-1008.
<br />Subsequent thereto, beginning on October 31, 2011, Grantor caused to be published in
<br />The GNand Island Independent, a newspaper having a general circulation in Hall County,
<br />Nebraska, a Notice of Trustee's Sale setting forth a description of the property to be sold and
<br />stating that the described property would be sold at public auction to the highest bidder for
<br />cash or certified or cashier's check, at at the lower level lobby of the Hall County Courthouse,
<br />1 st & Locust Street, Grand Island, Ha11 County, Nebraska at 2:00 p.m. on December 15,
<br />2011. Publication of such notice was made for five consecutive weeks on October 31, 2011,
<br />November 7, 2011, November 14, 2011, November 21, 2011 and November 28, 2011, the
<br />last publication being at least ten (10) days but not more than thirty (30) days prior to the da.te
<br />of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to a11 parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat.
<br />§76-1008.
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Grantor,
<br />did at the time and place mentioned in said Notice of Trustee's Sale, offer said property for
<br />sale at public auction, and did sell the same to Grantee for the sum of $25,859.00, it being the
<br />highest bidder therefor.
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $25,859.00
<br />so bid and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its
<br />successors and assigns forever, a11 the estate, right, title and interest of which the said Lori
