<br />TRUST DEED
<br />THIS DEED OF TRUST is made on December 15, 2011. The Trustor is John D. Hadenfeldt
<br />and Rebecca K. Ha.denfeldt, husband and wife, hereinafter collectively referred to as "Borrowe�".
<br />The Trustee is Stacie A. Goding, Attomey at Law, 611 N. Diers Ave., Ste. 1, Grand Island, NE
<br />68803 ("Trustee"). The beneficiaries are Ben C. VV'ilson and Elaine K. Wilson, 17675 W. White
<br />Cloud Road, Cairo, NE 68824, hereinafter "Lender". Borrower owes Lender the principal sum of
<br />Twenty Nine Thousand qne Hundred Twenty Five and 29/100 Dollars (529,125.29). This debt is
<br />evidenced by Borrower's note dated the same date as tlus Secwity Instrument ("Note"), which
<br />provides for annual payments of Two Thousand and 40/ 100 Dollars ($2,000.00) per year starting on
<br />May 1, 2012, and on May 1� of each year thereafter until the debt is paid in full. The Security
<br />Instrument secures ta Lenders: (a) the repayment of the debt evidenced by the Note, and all
<br />renewals, extensions and modifications; (b) the payme�t of all other sums �dvanced under paragraph
<br />7 to protect the security of tlus Security Instiument; and (c) the performance of Borrower's
<br />covenants and agreements. For this purpose, Borrower irrevocably gxants and conveys to Ttustee,
<br />in trust, with power of sale, the followmg descnbed propertrty located m Hall County, Nebraska,:
<br />A tract of land comprising a part of the Northeast Quarter of the Northwest Quarter
<br />(NEl/4NW1i4) of Section Tweml.y Eight (28), Township Twelve (12) North, Kange
<br />Twelve (12), West of the 6�` P.M., Hall County, Nebraska, more p�.rticularly
<br />described as follows: Begmning at the Northwest corner of said Northeast Quarter
<br />ofthe Northwest Quarter (NE 1/4NW 114); thence easterly �long the North line of said
<br />Section 28, a distance of 425.0 Feet; thence deflectin� right 94°28' and ninning
<br />southwesterly, a distance of 594.0 fee�t; thence deflecting right 85 ° 18'3 5" and running
<br />westerly a distance of 388.32 feet to the west line of said Northeast Quarter of the
<br />North�vest Quarter (NE1/4NW1/4); thence northerly along said west line of the
<br />Northea.st Quarter ofthe Northwest Quarte� (NE 1/4NW 114), a distance of 593.9 feet
<br />to the place of beginning.
<br />TOGETHER WITH all the improvemerrts now or hereafter erected on the property, and a11
<br />e�sements, rights, appurtenances, rents, royalties, mineral, oil and gas rights and profits, water rights
<br />and stock and all fixtures now or hereafter a part o£ the property. All replacemerns and additions
<br />shall also be covered by this Security Instrument. All of the foregomg is referred to in tbis Security
<br />�nstrument as the "Property".
<br />BORROWER COVENANTS thax Borrower is lawfully seised ofthe estate hereby conveyed
<br />and has the right to grant and convey the Property and that the Property is unencumbered, except for
<br />encumbrances of recard. Bonower warrants and will defend generally the title to the Property
<br />against all claims and demands, subject to any encumbrances of record.
<br />COVENANTS. Borrower and Lenders covenant and agree as follows:
<br />1. Payment of Principal; Prepayment and Late Charges. Borrower shall promptly pay when
<br />due the principal on the debt evidenced by the Note and azry prepayment and late charges due under
<br />the Note. There shall be no penalty for prepayment of principal.
<br />2. Application of Payments. All payments reeeived by Lenders under paragraphs 1 shall be
<br />applied: first, to late charges due under the Note; second, to prepayment charges due under the Note;
<br />third, to any interest due; and, last, to principal due.

<br />3. Cha.rges; Liens. Borrower shall pay aU taxes, assessments, charges, fines, and impositions
<br />amibutable to the Properiy which may attain priority over this Security Instrument, and leasehold
<br />payments or ground rents, if any. Bonower shall pay them on time du�ectly to the person owed
<br />
