<br /> That William Lechner, guardian of Rose Hyte, an incompetent
<br /> as such guardian and pursuant to authority granted him by the
<br /> District Court of Lancaster County, Nebraska, in proceedings
<br /> therein entitled "In the Matter of the Application of William
<br /> Lechner, Guardian of Rose Hyte, An Incompetent, for leave to
<br /> Sell Real Estate at Private Sale, Docket2� page 5 ", in
<br /> consideration of $1.00 and other valuable consideration in hand
<br /> paid to the undersigned guardian by Alma Lechner, hereby grants,
<br /> conveys and confirms unto Alma Lechner the following fractional
<br /> interest of the ward in real estate as follows, to-wit: .
<br /> An undivided one-twelfth interest in Lots 152, 153,
<br /> 15�+, 155 and 156 in Belmont Addition to Grand Island
<br /> Hall Ccunty, Nebraska and
<br /> together with all tenaments, hereditaments and appurtenances
<br /> thereunto belonging and all the estate, right, title, interest,
<br /> claim or demand whatsoever of the said ward of, in and to the
<br /> same or any part thereof.
<br /> To have and to hold the above described premises unto the
<br /> said Alma Lechner or to her assigns or heirs forever, and the
<br /> grantor hereby covenants that the premises are free and clear
<br /> of any lien or encumbrances caused by the acts of the undersigned
