<br /> The covenants, conditions and� restrictions running with the land'

<br /> (7) The foregoing covenants, restrictions and conaitions are to
<br /> run with such lanas and shall be binding upon all per��o�sand all

<br />� (8) if any owner of any lot, or his, her or their �heirs or as�ignaa
<br /> shall violate or attempt to violate any of the covenants, restrictions
<br /> or conditions herein set forth, it shall be lawful for any other per-
<br /> son or persons o:wning any real estate in said subdivision to prosecute
<br /> any proceeaings at law or in equity against the person or persons
<br /> ' violating or attempting to violate any such covenants, rest.rictions or
<br /> conditions, and to prevent him from so doing or to recover damages for
<br /> such violation, Provided, that a breach of any such conditions, re- _
<br /> strictions or reservations shall not defeat or render invalid the lien
<br /> of any mortgage made in gooct faith for vai`ue as to any such 1Qt, and,
<br /> Provided, further, that such conditions, restrictions and reservations
<br /> shall remain at all times in full force and effect as against any owner
<br /> of any lot. for reason of any breach theremf by any such owner, whether
<br /> acquir2d by purchase, foreclosure, devise, inheritance, or any other
<br /> manner, and Provided, further, that should any one or more of any such
<br /> conaitions, restrictions or reservations be cieclared invalid, by a
<br /> court of competent jurisdiction, the covenants, restrictions or con-
<br /> ditions shall not be affected, but shallcontinue in full force ana

<br /> Provided, further, that the use of the tract conveyed herewith
<br /> for the pra�agation and growing of "nursery stock" by the Grantees
<br /> herein, or tiie survivor of them, so long as they, he or she shall
