HALL COUNTY ASSESSOR/REGISTER OF DEEDS
121 South Pine Street,Suite 1
Grand Island,NE 68801-6099
Phone: (308) 385-5050 Fax: (308)385-5059 TDD:(800) 833-7352
Janet Pelland Barbara Stoddard
Assessor Deputy Assessor
November 13,2015
Virginia Hickey
115 Asteroid Ct
Alda,NE 68810
Dear Virginia:
Your letter mailed to Marla Conley, Hall County Clerk, in reference to the valuation on your
property was forwarded on to me. The valuation increase and the tax rate decrease referred to in
the article you attached to your letter are two completely separate situations. The valuations are
set by my office prior to March 19th each year in compliance with State Statute. Those values are
then certified to the political subdivisions in August every year and used in the calculation of the
tax rates based on the amount of valuation available and the budgets set for each entity.
Land values had not been addressed for a number of years in the villages and the City of Wood
River and were all increased this year. Unfortunately, since you have a sizable lot, your property
received a larger increase. According to State Statute, residential property is supposed to be
valued at 100%of market(total value). If you feel this is not the case in your situation, I would
recommend that you file a protest again in 2016 on that basis. Since fmal action has already
taken place on the 2015 protest, nothing further can be done for this year.
Sincerely,
Jan Pelland
Hall County Assessor/Register of Deeds
121 S Pine, Suite 1
Grand Island,NE 68801
