<br />:.91;:~'I~ <br /> <br />RESOLUTION #97- 00 ( () 'l <br /> <br />A RESOLUTION AUTHORIZING THE CONDITIONAL USE OF THE SOUTHEAST <br />QUARTER (SEl/4) OF THE SOUTHEAST QUARTER (SEl/4) OF SECTION TWENTY- <br />THREE, TOWNSHIP TWELVE NORTH, RANGE ELEVEN WEST OF THE 6TH <br />PRIME MERIDIAN, HALL COUNTY, NEBRASKA <br /> <br />WHEREAS; Ed and Deb Stoltenberg made application to the Hall County Building Inspector for <br />a permit for the. conditional use of a certain tract of real estate located in within the zoning <br />authority of the County of Hall, to wit: The Southeast Quarter (SEl/4) Of The Southeast Quarter <br />(SEl/4) Of Section Twenty-Three, Township Twelve North, Range Eleven West Of The 6th <br />Prime Meridian, Hall County, Nebraska, said property to be used for operation of a retail business <br />selling irrigation products and equipment; and <br /> <br />WHEREAS, pursuant to Section 11 of the Hall County Zoning Resolution, the Hall County <br />Board of Supervisors may authorize permitted conditional uses which are in conformance with the <br />intent of the district in which it is proposed to be located upon consideration of the factors set <br />forth in Section 11 (d) of the Zoning Resolution; and <br /> <br />WHEREAS, on September 30, 1997, the Hall County Board of Supervisors held a public hearing <br />on said application following due and proper publication of notice. <br /> <br />THEREFORE, BE IT RESOLVED that the application for a conditional use of the above- <br />described real estate for operation of a retail business selling irrigation products and equipment <br />under the following conditions and requirements: <br /> <br />1. The business approach shall be located off White Cloud Road. <br /> <br />2. Customer parking shall be confined to an area south of the proposed office and storage <br />building. <br /> <br />3. Outdoor equipment storage shall be confined to a 40 ft. X 60 ft. area located immediately west <br />of the existing 40 ft. X 60 ft. Astro building. This outdoor storage area shall be visually screened <br />from public view, from both White Cloud Road and 90th Road. <br /> <br />4. Signage shall be limited to one freestanding sign, not exceeding 32 square feet in area. A <br />pivot, for display purposes, shall also be permitted. <br /> <br />5. This conditional use permit approval shall be valid for an initial fifteen year period, subject <br />thereafter to application for renewal. <br /> <br />Passed and approved this ~day of October, 1997. <br />
