<br />! <br /> <br />- <br />----. <br /> <br />r"Jf- 0 5;L,- <br /> <br />HALL COUNTY BOARD OF SUPERVISORS PUBLIC HEARING, FEBRUARY 13, 1997 <br /> <br />The Hall County Board of supervisors held a Public Hearing at 7:00 p.m. in <br />County Board meeting room, 121 South pine, Grand Island Nebraska, as published. <br /> <br />CALL TO ORDER: The meeting was called to order by Chairman Huey Long. <br /> <br />PRESENT WERE: Irene Abernethy, Richard Hartman, Pamela Lancaster, Margaret <br />Landis, Huey Long and Gary Quandt. Absent was Tammie Stelk. <br /> <br />PUBLIC HEARING was to consider amendments to current Home Occupation Use <br />Regulations definitions on the operational requirements and characteristics <br />of home occupations in Hall County. <br /> <br />Affidavit of publication was present and read as published in Grand Island <br />Independent on February 3, 1997. <br /> <br />Present were Regional Planning Director Dave Barber and resident Louise Miller. <br /> <br />Regional Planning Director Barber presented a summary of the proposed changes <br />to be considered. He gave review of the recommended changes to the existing <br />home occupation regulations. <br />R.P.C. RECOMMENDED CHANGES <br />TO <br />EXISTING HOME OCCUPATION REGULATIONS <br /> <br />1. Allow use of detached accessory buildings as part of the home <br />occupation use; <br /> <br />2. Allow non-resident employees, but only on a conditional use <br />permit basis; <br /> <br />3. Allow use up to 35 % of total floor area of residence and 50 0/0 <br />of total floor area of accessory buildings; <br /> <br />4. Allow one non-illuminated identification sign, not exceeding 32 <br />sq. ft. in area; <br /> <br />5. Limit floor area used for automotive engine or small engine <br />repair to 300 sq. ft.; <br /> <br />6. Prohibit uses unique to a GI-Generallndustrial Zone <br />(includes auto body repair and painting, kennels, welding and <br />metal fabrication). <br /> <br />Board members expressed their concerns and questions were raised. <br />Kennels, auto repairs and welding need to be addressed. <br />Need to re.view current regulations to bring into compliance. <br />Discussion was between Regional Planning Director and Board members. <br /> <br />No one was present to speak for or against the amendments. <br /> <br />Regional Planning Director stated, Board members have two choices. <br />(1) leave as is or (2) make changes as recommended,at least for #1 thru <br />#4. <br /> <br />Board members agreed on #1 thru #4 and to have County Attorney's office <br />prepare Resolution to make the amendment to Hall County Zoning Regulations. <br /> <br />Public Hearing was closed at 8:15 p.m. <br /> <br /> <br />~~/g, ~L <br />Marjori Haubold,Ha 1 County Clerk <br />
